Here are the 2011 stats and 2010 for comparison -

Sales are flat month over month, as well as year over year. Pricing looks like a ping pong ball, mainly due to Neptune Beach being the smallest of the beaches communities, and having greater pricing stability. Days on market reflects slight improvement at the lower price point. And, being the smallest community, there is obviously less oceanfront inventory.
Properly priced and properly presented properties are STILL selling – currently, the Jacksonville area has 7.75 months of inventory (single family housing supply), which is not the highest figure of the year. Neptune Beach has 6.57 (down from 24.5 in October 2011) months of inventory as I write this post. This is really due to the decrease in sales, and most likely nothing more than that (as in, don’t worry).

Sales are up 66% month over month, which is a little factoid I wish the local media would report on. Lowest sold home price is up a nice amount, (month over month) part of which is due to Neptune Beach being the smallest of the beaches communities and being a bit more stable than the other beaches. Days on market (time from first listed to closing table) are an anomaly both month over month and year over year. The most glaring thing is the days on market on the upper price points. The 811 days on market for this year was a duplex that probably started out a bit high for the market.

I managed to get up to Pete's Bar yesterday, Neptune Beach, FL for the annual street celebration - Neptune Beach suspends their open container law, and you can purchase beverages at Sun Dog Diner, Pete's, Carribbe Key, and Lemon Bar.
Needless to say, with fabulous weather, there is no better way to start your Thanksgiving Day!

Having lived here for quite a few years, I've learned one time of the year you don't want to leave is Thanksgiving weekend.
Pete's, a local bar (and I mean bar: full bar & pool tables. Chips, cigarette machine, cash only place) which has been open since prohibition ended, has hosted a street party on Thanksgiving morning starting a 9am and running (officially) until 12 noon.
It's a huge gathering, and I invariably run into people I may not have seen in the past year or longer...so much fun!
More restaurants have started participating, which means more closed streets, and the smartest way is on foot or bicycle.
Another tradition is Champion Cycling's 27th Thanksgiving ride, which will take riders via the ferry to Fort George & Fernandina Beach.
Both are fun, and the weather looks to be awesome for Thanksgiving, assuming the rain comes through our area today.
