Yesterday I hosted an open house in Seven Springs which is a neighborhood in New Port Richey, Florida. I usually host one at least once per month. Some agents do. Some agents don't. It's a personal preference and I *LOVE* to meet and talk to people so I host one at least once per month minimum :)

Yesterday 10 people showed up. Today one of them put in an offer on the house.

A few people have asked me about Seven Springs which is a community that consists of some single family homes.

In the Multiple Listing Service (MLS) some realtors ® list it under "Seven Springs Homes" or "07 Spgs Homes" under "Subdivision Name" so if you are a seller you may want to be aware of this.

For June 2009 there were seven single family homes that were listed in the MLS and sold in June 2009.

They were as follows:

7300 Montague Loop: 2 bedroom/1 bathroom. Sale Price: $50,000. This one was a pre-foreclosure.

7658 Montague Loop: 2 bedrooms/1 bathroom. Sale Price: $50,000. This one was a bank-owned/REO property.

3343 Murrow Street: 2 bedroom/2 bathroom. Sale Price: $55,300. This one was a HUD home.

3462 Van Nuys Loops: 2 bedroom/2 bathroom. Sale Price: $62,000.

7986 Adelaide Loop: 2 bedroom/2 bathroom. Sale Price: $63,600. This one was a short sale.

7679 Montague Loop: 2 bedroom/2 bathroom. Sale Price: $75,000. This one was a short sale.

7704 Antioch Drive: 3 bedroom/3 bathroom. Sale Price: $119,000.

Therefore you can see that the sale prices ranged from $50,000 to $119,000. Three out of the seven homes sold in Seven Springs, Florida in June 2009 were short sales while one was a bank-owned/REO property and another one was a HUD home.

This is a recent picture that I took of a gas station in New Port Richey that I took while my husband was driving. It is one of the more reasonable gas stations located along Seven Springs Boulevard which is the main road that runs near Seven Springs Homes. I usually check GasBuddy.com to compare prices before I venture out.

This picture gives you an idea of the gas prices in New Port Richey, Florida lately but you can also see how the vegetation looks. I will post more pictures later.
