Stop the presses, this is the worst community statisticly in East Orlando, that I am currently running reports on. Below you will see that the foreclosures are not moving, but what you don't see is that there are 168 properties listed in some state of foreclosures. 168 properties equates to 55% of the homes currently for sale. Not 55% of the community, but of the homes for sale. Many newspapers and other media outlets are throwing numbers around to sell advertising. so please know the difference. But still 55% of homes on the market in foreclosures is a high number, even if it is in just 1 community.

Waterford Lakes is located in the east Orlando real estate market. There have been 18 single family houses sold in the 1st quarter of 2008. They range in price from $218,000 to $331,500 with $265,372 being the average and 9 of them having swimming pools. The square footage ranges from 1,610 to 3,162 and the houses lasted an average of 157 days on the market before they sold.
There are presently 14 houses that are pending closing with an asking price range from $175,000 to $349,900 with $260,077 being the average. These houses range in size from 1,214 to 3,072 square feet with 8 of them having swimming pools. The average time on the market is currently 91 days. Remember these properties have not closed yet so the average time to close will rise.
There are a total of 55 houses on the market ranging in size from 1,013 to 2,986 square feet with asking prices ranging form $169,000 to $450,000. Of these 55 single family dwellings available, 26 are priced $275,000 or less.
Considering the amount of houses sold in the 1st quarter of 2008, the saturation rate, (the amount of time it will take to sell all of the houses in a specific area assuming that no other houses are listed in that area) will be 9 months. This is considerably lower than the average of the rest of the Orlando real estate market.

Have you been feeling frustrated at clients who don't seem to be able to make a decision? At the beginning they seem interested in buying, either they've contacted you or you contacted them. Then as they see some homes and may begin listening to the news about today's marketplace, they start to get cold feet.
They don't return your phone calls or e-mails, and when you finally reached them they say, "I'm not sure this is the best time to buy. I've heard prices may get lower."
At this point you can either get exasperated and give up or you can give them a good reason to buy now, one that they can't refuse.
This is a simple three step process:
First, say to them, "Did you know that Donald Trump is buying up as much real estate as he can right now?" Client, "No, really? Why?" You respond with, "Donald Trump is a very smart businessman, wouldn't you say? What he knows that other people don't know is that this is the best time in history to buy. Prices are at an all-time low and so are interest rates. It doesn't get any better than this. So he is getting great deals all over the place." After this, your client will probably say, "Wow I didn't know that." You respond with, "If you're excited about this, then let's get you a deal."
Notice the invitational quality of your last statement. Who can resist a deal? Isn't this an irresistible statement? You are offering to partner up with them to help them make money.
Watch how quickly your previously "indecisive" clients start taking action. You've done your job to tell them the facts. You've backed that up with an offer to help them make money in the same way that Donald Trump is making money. There may be objections that come up.
Here is the KEY: if you are convinced that this is the best time to buy, then they will be too. People can sense the depth of your conviction, so convince yourself first and then you will be attracting your ideal clients

Waterford Lakes Area of Orlando, Florida Housing Market Update
This information includes specific details on Waterford Lakes Foreclosures.
In Waterford Lakes which is located in South East Orlando, within 30 minutes of downtown Orlando, 50 minutes to Walt Disney World, and 45 minutes to Cocoa Beach Florida (Orlando's Beach) and Cape Canaveral.
Waterford Lakes is one of East Orlando, Florida's older communities, if 10 to 12 years is considered old? Nestled around the Waterford Lakes Town Center where shopping is within easy access to national retailers such as Best Buy, Circuit City, Target, Lowe's, and many more regional and local shopping places as well as restaurants and entertainment venues such as the local movie theater and bars. One of the huge assets that Waterford Lakes has going for itself is the age of the community. As a community is established, so is its footprint and landscaping.
