According to Realty Trac, Inc. There were 1,098 foreclosure filings in Orlando Florida in April of 2011. That works out to be a slight increase over March 2011. The increasing number of foreclosure filings are further evidence that the housing crisis is not over. From my understanding the Banks and The Department of Housing and Urban Development have all agreed that 2011 will be the year they push through with most of the pending foreclosures that have been held up due to title issues, faulty assignments and moratoriums. Many economists believe that the best way to deal with this problem is to get through it as quickly as possible. Sellers who are facing foreclosure have two primary options. If they desire to save their homes they can apply for a loan modification. A loan modification is basically the restructuring of the home owners mortgage debt. This usually involves assessing how much the home owner can afford to pay based on their income and adjusting the payment schedule accordingly. If a home owner does not qualify for a loan modification, a second option is a short sale. A short sale enables a home owner to sell their home based on the market value instead of the loan amount. Once the bank has agreed to the sales price, the seller will be able to sell the home and move on with their lives. In most instances the bank will also forgive the debt that is not covered by the short sale amount. But above all a short sale enables a home owner to avoid foreclosure and stave off the negative impact a foreclosure will have on ones credit. Orlando short sales increased by 10% over the same quarter of the prior year. 880 Short Sales in the 1st quarter of 2011 compared to 800 short sales in the first Quarter of 2010, a 10 % increase. Still Orlando has 5212 unsold sold sales so the amount of sales in the future is expected to increase as the banks are trying to sort out the ROBO signing issues. Many sellers are looking at the strategic default possibility as a remedy to get out from under an upside down property especially with no home value recovery in sight. Short sales in my estimation are still a better method of selling a distressed property versus foreclosure and the banks could save billions of dollars if the process could be streamlined more. It still takes too long and it is too cumbersome and until the process in streamlined Orlando Short Sales in terms of units are increasing and sales will increase but not to make a strong tent in the huge inventory

Orlando real estate sales for August have dropped compared to July in most of the major counties, and the square foot price declined compared to July from 3 % to 9% depending on the area. In the 6 county area there are 35,404 properties for sale, 60% of these properties are in some kind of financial distress. Buyer activites have slowed substantially compared to the past 6 months and inventory absorption using the past 6 months sales data went from 9 months to 14 months depending on the county. Kissimmee surprisingly had the biggest sales increase in August by 15% and a decline in price of 1%. Increases in sales were achieved in some of the areas by decreases in prices. Here are the numbers for the different counties and cities.
