All 3 of the Ormond By The Sea Florida condo sales in November 2009 were 2 bedroom 2 bath. A townhouse at Madeira Villa Central sold for $135,000, a fourth floor unit at Fairwind Shore sold for $165,000 and a 4th floor unit at the direct ocean front Regency Plaza sold for $175,000. All of these are through the Daytona Beach Area Assoc. of Realtors Multiple Listing Service (MLS). None of the sales were short sales, bank owned or in foreclosure. There are an additional 12 condos under contract pending closing. Thirteen Ormond By The Sea condo were either withdrawn from the MLS or had their listing contract expire during the month of November 2009. Every year since 2004 there have been either 2 or 3 condos sold (closing) in November in Ormond By The Sea except there were 6 in 2008.

Through the Daytona Beach Area Association of Realtors Multiple Listing Service (MLS) 4 condos sold in Ormond By The Sea Florida in October, 2009. That compares to 3 sales in both 2007 and 2008. None of the 2009 sales were foreclosures or short sales. At this rate of sales we have about 2 years worth of inventory of condos for sale in Ormond By Sea, Florida.

One sale was a 3 bedroom at Sand Dunes for $152,500 and the lowest sale was at Winchester manor for $82,000. There were 2 sales at $180,000, one at Seascape on the 5th floor and one at Ocean House on the 3rd floor. Both of those buildings feature secured entry, inside laundry, underground parking and more than 1150 sq. ft. of living area. Both units were in good condition and sold fully furnished.

The inventory of condo for sale in Ormond By The Sea, Florida through the Daytona Beach Area Multiple Listing Service (MLS) continues to be high with 108 condos for sale. There are 9 condos under contract pending closing. We have not seen a significant reduction in the inventory of condos for sale. Last year at this time there were 112, which was lower than the 130 for sale in 2007, but the numbers recently have stayed slightly over 100 condos for sale in Ormond By The Sea.
The lowest asking price is a 1 bedroom at the Ocean Shores Condo for $59,900 and the highest is the 4 bedroom at the Tiffany for $790,000. With one exception every condo (32) with an asking price of $250,000 is either directly on the beach or a 3 bedroom. More than half (60) of the condos for sale in Ormond By The Sea, Florida have an asking price of $200,000 or lower, with 26 or those being under $150,000 and 11 of those have an ocean view.
