As of August 1, there are 103 Condos for sale in Ormond By The Sea so at the July rate of 11 sales per month (if that is sustained) there is a 9.4 months supply of Condos currently on the market. There are currently 8 Condos under contract pending closing. Nationally, the inventory of homes for sale is 9.4 months, while in the Daytona Beach area we have just over 14 months supply of homes for sale at the current rate as of June. Statewide as of the end of June 2009 Condo sales were up 39% over last year and the median sales price was down 37%. The Daytona Beach MSA saw Condo sales increase 35% which the median sales price decreased 33 % from last June according to the Florida Association of Realtors. Of The Ormond By The Sea Condos for sale currently there are 55 asking under $200,000 and 19 of those are under $150,000

Eleven Condos sold in July 2009 in Ormond By The Sea through the Daytona Beach area multiple Listing Service (MLS), that number compares favorably to July 2008 when there were 4 sales and 8 sales in 2007. Also consider that there were only 10 sales in the first quarter this year and 11 in the second 3 months. The highest price paid in July 2009 was a 3 bedroom at the new Capriana that sold for $595,000. The lowest price was a 2 bedroom 1 bath at the Ocean Shore Condo that sold for $56,000. The average sales price without the Capriana and without the 2 sales at Ocean Shores was $155,563. The average in July 2007 was $209,375 and in July 2008 was $180,830. A couple of the 2009 sales were over $175,000 which seems high compared to the others and kept the average higher than it would other wise have been.

There were 11 condos sold in Ormond By The Sea, Florida through the Daytona Beach area MLS (Multiple Listing Service) in the April to June quarter of 2009. There are 14 with contracts pending closing and some of these have been in pending status for a while. Of the 11 sales the highest price paid was for an 11th floor Ormondy unit at $205,000. The lowest price was $97,900 for a 2 bedroom townhouse at the Spinnaker. Overall the average sales price was $159,210, counting only the condos on the westside of A1A the average sale price was $153,033. Buyers seem to be looking for a deal. All of the sales this quarter are relatively spacious and some have upgraded kitchens or storm shutters. Interesting that none of the sales include the smaller units in buildings like Sunny Beach Club, Seabridge, Seabridge North and Ocean Watch where many of the units are under 1000 sq. ft. Asking prices for some of the smaller units continue to be high. Seabridge and Seabridge North have 9 units for sale and 7 of those are asking $189,000 or more and 4 are over $200,000. All of the Ocean Watch and Sunny Beach Club condos for sale are now asking under $200,000. Ocean View Realty Group

The Publix Supermarket in Ormond By The Sea, Florida is closed until next spring for expansion and renovations. Stores at the center and south end of the Ormond Mall, such as Bealls and The Dollar Store remain open. The Gourmet Kitchen in the mall north of the Publix remains closed. The Bagel store is the only business still open at the north end of the Ormond Mall.
