About Palm Beach Gardens' Frenchman's Landing

Prices in the Palm Beach Gardens' community of Frenchmans Landing have stabilized and are beginning to increase through 2010 compared with 2009.

This is becoming more common in many of the older Palm Beach Gardens neighborhoods, in part because there are few, if any short sales or foreclosures on the market in these areas.

Frenchmans Landing has just 222 homes in the community, most built in the 1980's. There are three and four bedroom homes at Frenchmans Landing with most priced in the $300,000's and $400,000's It has a fabulous location, sitting along Prosperity Farms Road just south of Hood Road, close to major shopping and to the beach.

Prices of homes sold in through mid October 2010 averaged $152 per square foot, about 12 percent higher than those sold in 2009. Six homes have sold in Frenchmans Landing through mid-October 2010 with a total of nine selling in 2009. And there are currently eight homes on the market in Frenchmans Landing including one short sale.

The Palm Beach Gardens community of Frenchmens Landing is seeing a measurable increase in home prices in the first half of 2010 compared to prices in 2009. While not yet reaching the prices seen in 2008, this is a community where prices may have bottomed and started moving higher.

Frenchmens Landing is a small community of about 222 homes in the mid-range price bracket of the low $300,000's to the mid-$400,000's. Set on well landscaped lots, each home has individuality. Most are three and four bedroom homes with between 2000 - 3000 square feet under air, though there are both smaller and larger homes in the community.

Many of the homes were built in the mid-1980's though some were constructed in the early 1990's and some residents have upgraded their kitchens and bathrooms. More than half of the homes have pools. Although there is no community pool in Frenchmans Landing, there are tennis courts, a childrens' play area and a picnic area adjacent to the community lake.

Through late June, 2010 there were three homes sold in Frenchmens Landing averaging $150 per square foot under air. That was an 11 percent increase from the nine sales in 2009 that averaged $134/SF. In 2008 there were six homes sold averaging $161/SF. There are currently eight homes on the market in Frenchmens Landing ranging in price from $319,000 to $459,000.

Frenchmens Landing is located on Prosperity Farms Road just south of Hood Road, just minutes to the beach and close to major shopping, restaurants and boutiques.
