About Palm Beach Gardens' Garden Oaks

There are a number of communities in Palm Beach Gardens where homeowners may be seeing a bottom to the declining real estate market. Garden Oaks, located just south of Northlake on Military Trail is one of those communities.

Built in the early 1990's Garden Oaks is a neat and well manicured community of 420 single family and town homes. The townhomes are all two bedroom, two bath while the single family homes are three bedroom, two bath units. Built by Divosta, the homes are solidly constructed.

Home prices seem to have stabilized from 2009 into the fall of 2010 with five single family homes selling at $135 per square foot, the same as 2009 sales. Townhome prices have declined slightly, going from $131 per square foot, down four percent to $126 per square foot.

There is about one home sold sold per month in the community and in mid-October, 2010 there were 12 homes on the market in Garden Oaks, both townhomes selling in the high $100,000's and single family homes going in the mid-$200,000's. Two of the homes are short sales.

The community is gated, has a neighborhood pool and is convenient to shopping and major roadways.

Single family home values in the neat and trim Palm Beach Gardens community of Garden Oaks are starting to rise and may have hit bottom in 2009.

Prices of single family homes in Garden Oaks increased about six percent from 2009 through mid-June 2010, but prices of the smaller townhomes have decreased almost 20 percent since 2008.

There were three single family homes sold through mid-June 2010 averaging $143 per square foot, compared with $135 per square foot for the 10 single family homes sold in 2009.

The three townhomes selling during through mid-June 2010 averaged $126 per square foot, down 17% from sales in 2008.

Garden Oaks is a Divosta built community of about 420 three bedroom, two bath single family homes and two bedroom, two bath townhomes located just south of Northlake Boulevard on Military Trail. The community has a manned gate. Single family homes run from 1577 square feet to more than 2000 square feet under air. Townhomes are about 1525 square feet under air.

Homes were built in the early 1990's, some surround a lake and some have pools. There is a small clubhouse and a community pool for residents.

In late-June 2010 there were 12 homes on the market in Garden Oaks, ranging from the low 100,000'2 for a townhome up to the mid-$300,000's for a single family home.
