Home prices in the Palm Beach Gardens area country club of Ibis continued to decline through the third quarter of 2011 as sales increased. This is a mirror image of homes sales and prices throughout Palm Beach County.
Through September, 2011 there were 77 homes sold in Ibis compared with 71 sold during all of 2010. But prices continue to tumble, a bit faster for homes priced at or below $400,000 than for those in higher price brackets.
Of the 77 homes sold through September, 2011 42 closed at or below $400,000. The average price for these homes was $88 per square foot, a decline of 35 percent since 2008. There were 35 larger homes priced above $400,000 that sold in Ibis through September. The average price for these homes was $179 per square foot, a decline of about 20 percent since 2008.
Throughout Palm Beach County home sales increased in September with 1076 single family homes sold, an increase of 20 percent over September 2010 sales. But Palm Beach county homes prices plunged to their lowest level of the year in September with the median price of a single family house falling to $180,300.
If you are considering buying a home in Ibis, but have been waiting on prices, this is probably the time to call your realtor and start a serious search. The number of homes on the market in Ibis has declined in 2011 compared with 2010 as savvy buyers acquire the best properties. While there are still more than 160 homes on the market in Ibis, the 2011-2012 winter season is fast approaching and expectations are it will be a stellar selling season.

Home prices in Palm Beach Gardens area Ibis Country Club continued to decline in the first quarter of 2011 with savvy buyers acquiring wonderful homes at rock bottom prices.
Ibis homes priced at or below $400,000 have seen the biggest decline, dropping 37 percent since 2008. Three years ago homes priced at or below $400,000 went for $136 per square foot. In the first quarter of 2011 16 homes priced at or below $400,000 sold at an average of $85 per square foot, including a foreclosure that sold for $37/SF.
Homes priced above $400,000 saw a 21 percent decline since 2008, going from $224 per square foot down to $176/SF during the first quarter of 2011.
Typical of many communities throughout the area, both short sales and foreclosures spur downward price pressures on all homes. Observers believe that short sales and foreclosures will continue to define home sale prices in the area for at least another year. Buyers looking to acquire a home at or near the bottom of the market should be out buying now.
There are currently 165 homes on the market in Ibis, ranging from a two bedroom, two bath single family home in foreclosure priced at $79,900 up to a six bedroom estate home priced above $2 million.
Ibis is a wonderful country club community located about seven miles west of I-95 on Northlake Boulevard. There are about 1800 homes in the community with an active country club. Three Jack Nicklaus golf courses dominate the enviroment, but there are also about 16 tennis courts, a large club pool and a newly remodeled fitness center in addition to outstanding dining facilities. All new residents at Ibis must purchase at least a social membership in the club.

Prices of homes in Palm Beach Gardens area Ibis Country Club continued double digit declines in 2010 providing wonderful opportunities for buyers looking for good deals in this popular community.
While the number of homes sold in Ibis has remained fairly steady at about 70 - 75 homes per year since 2008, prices are dropping, especially for homes priced under $400,000. Since 2008 prices have declined 24 percent for homes priced at or below $400,000, while those priced above $400,000 have declined 19 percent in the past two years.
In 2010 homes priced at or below $400,000 averaged $104 per square foot compared to $136/SF in 2008. Higher priced homes averaged $182 per square foot in 2010 compared with $224/SF in 2008.
In early January, 2011 there were more than 180 homes on the market in Ibis, reflecting a 2.5 year supply of home sales. Prices are as low as $87,500 for a 1500 square foot, 3 bedroom, two bath townhome up to $3,595,000 for an 8541 square foot estate home. Yet, it is expected that more homes will come on the market as the 2011 winter season progresses.
Ibis now requires all new residents to become at least social members of the country club, but there are several classes of membership available.

There are about 190 homes on the market in Ibis Country Club, near Palm Beach Gardens, with some extraordinary deals available to savvy buyers.
There are bank owned townhomes in the community priced right around $100,000, with one at $99,900 and a couple priced at or below $105,000.
Sales figures in Ibis through late September, 2010 are a bit below last year even though prices continue to decline. About 57 homes have sold in Ibis through late September. Homes priced at or below $400,000 are averaging $106 per square foot an eight percent decline in price from 2009. And homes priced above $400,000 averaged $183 per square foot, a three percent decline from 2009.
This is a fine time to buy a full time residence or vacation home at Ibis with an unusually large and diverse collection of homes on the market ranging from small townhomes to large estate residences.
Ibis Country Club is located just beyond Palm Beach Gardens in the northwest fringe of West Palm Beach. The community boasts three Jack Nicklaus designed golf courses, about 16 tennis courts, a recently remodeled fitness center, swimming pool and clubhouse with outstanding food service. All new residents to Ibis are required to purchase a minimum of a social membership which costs $40,000. A premiere golf membership runs $80,000 plus annual dues.

There are 11 condos and townhomes priced under $200,000 in Palm Beach Gardens area Ibis Country Club. These are absolutely rock bottom prices for small vacation or year 'round homes in one of the area's premiere country clubs.
Foreclosures and short sales dominate the low end of the condo/townhouse market in Ibis as nine of the 11 homes priced under $200,000 are either bank owned or being sold for less than the owner owes on the mortgage.
Ibis is a country club and residential community with approximately 1900 homes in fifteen different neighborhoods. The homes, built between 1991 and 2007 range in price from under $200,000 to over $4 million. Residences include villas, town homes, coach homes, and single family homes that vary in size from 1300 square feet to over 8000 square feet (air conditioned).
In total there are 30 condos and townhomes for sale in Ibis at the end of May ranging in price from $130,000 to $500,000.
A two bedroom, two bath townhouse in the Sandpiper section of Ibis is listed at $130,000.
In the newest condo or coach home section, Orchid Reserve, a two bedroom, two bath unit is listed at $164,900.
In the Larkspur Landing section a three bedroom, two bath townhome is listed at $134,900.
Sales of condos and townhomes in Ibis have been sluggish with just four units selling through May, 2010. The two Orchid Reserve units sold averaged $88.5 per square foot, well below new construction prices in 2005 and about 21 percent lower than Orchid Reserve units sold for in 2009.
Ibis Country Club boasts three Jack Nicklaus golf courses, 12 tennis courts, a modern fitness center, large swimming pool and clubhouse with restaurants, card rooms and meeting areas.
All residents are now required to purchase a minimum of a social members at the club.
