Home prices in the Palm Beach Gardens area country club community of Ironhorse have stabilized in 2011 as sales remain on a brisk pace.
A total of 17 homes sold in Ironhorse from January through the end of October, about the same pace as in 2011. But prices declined only two percent from 2010. The average home in Ironhorse sold for $136 per square foot in 2011 compared with $139 per square foot in 2010.
Of the 17 homes sold so far this year, there were three foreclosures and two short sales. Distressed properties tend to push property values down throughout a community. But when they are sold or off the market, values tend to stabilize and can begin to rise.
In Ironhorse there are 23 homes on the market in late October with just one listed as a short sale.
Buyers who have been waiting for Ironhorse home prices to stabilize might find that this period, from October to January before the height of the winter season, is the best time to buy your Ironhorse home.
Ironhorse Country Club is a unique community of just 324 homes set adjacent to the beautiful Loxahatchee Nature Preserve. The country club is owned separately from the residences so there is no mandatory membership for homeowners. Yet many of the homes back onto the championship Arthur Hills golf course so owners can benefit from the beautiful open vistas.

Prices of homes in Palm Beach Gardens area Ironhorse Country Club continue to decline providing buyers with outstanding buying opportunities.
Through mid-June, 2011 there were nine homes sold in Ironhorse averaging $115 per square foot, about 12 percent lower than 2010 prices. The number includes a short sale and a foreclosure which tend to sell below market value and depress prices throughout a community.
Ironhorse is a small country club community of about 325 homes, but unlike similar communities, there is no mandatory club membership for residents. In 2010 a private investor bought the club and has been running the facilities independent of the community. While club membership is quite affordable, the club independence does give residents the advantages of living in a beautiful golf course environment without the dues.
There are currently 29 homes on the market in Ironhorse ranging from $225,000 for three bedrooms, two baths in 1623 square feet to $785,000 for either three bedrooms, five baths in 3761 square feet or three bedrooms, three baths fully furnished in 3662 square feet. There are both foreclosures and short sales on the market.

Sales of homes in Ironhorse Country Club have nearly doubled in 2010 as savvy buyers discover this community has some of the best values in the area.
Ironhorse is a small country club community located in the Palm Beach Gardens area that boasts lovely homes without mandatory club membership.
In 2010 there were 21 homes sold, almost twice as many as sold in 2009. And prices are fantastic, down nearly 20 percent from 2008 so buyers will get fabulous deals. The average price of homes sold in 2010 was $139 per square foot, down 12 percent from 2009 and down 19 percent from 2008.
Homes in Ironhorse are all cinderblock and stucco (CBS) construction with tile roofs. Many of the homes border the championship Arthur Hills 18 hole golf course or back to the Loxahatchee Nature Preserve providing peaceful vistas to residents. With just 324 homes in the community, it is a friendly, relaxed neighborhood.
In early January, 2011 there were 32 homes on the market in Ironhorse ranging from a three bedroom, two bath 1623 square foot ranch home priced at $240,000 to a large estate home listed for more than $1 million.

Homes are selling well in Ironhorse Country Club, known throughout the Palm Beach Gardens area as one of the best deals in town.
Ironhorse is a small, intimate community surrounded by the Loxahatchee Nature Preserve. The country club affiliated with Ironhorse is privately owned which means there is no mandatory membership for residents. Yet, homeowners reap the benefits of a well manicured golf course abutting their property. For those interested the price of membership at Ironhorse is among the lowest around.
There are 324 homes in Ironhorse ranging from zero lot line homes with less than 2000 square feet to estate homes on half acre lots with more than 5000 square feet. Some floor plans are standard, while others are custom.
As with most country club communities throughout the area, prices in Ironhorse have declined significantly over the past few years. Since 2008 prices are down about 18 percent. But sales in Ironhorse have nearly doubled in 2010 compared with 2009. By mid-November 2010 there were 20 homes sold in Ironhorse averaging $138 per square foot. There were six short sales and one foreclosure completed in 2010. In 2009 just 11 homes sold during the year averaging $159 per square foot.
In mid-November 2010 there were 28 homes on the market in Ironhorse including three short sales. Prices range from the mid-high $200,000's to more than $1 million.

Homes are selling in Palm Beach Gardens area communities with the majority of properties changing ownership priced at the lower end of the market.
From January through early November 2010 more than 1,000 homes sold in our area with nearly two thirds of those priced at or below $300,000. This is reflective of buyers today shopping for bargains and willing to sign purchase contract on properties that they consider to be good values. It is also indicative of a large number of short sales and foreclosures finally finding new owners. These properties are often sold below market value.
Prices in many of the country club and executive communities continue trending downward providing outstanding opportunities for savvy buyers.
In Ironhorse there have been 20 homes sold so far this year, nearly double the number sold in 2009. Eleven of the homes sold were priced under $350,000. During 2009 just 11 homes sold during the entire year, but only one of those closed below $350,000.
In Ibis, 61 homes have sold through early November 2010 but more than half of them were priced under $400,000. And just four of the Ibis homes sold were priced above $1 million. Through all of 2009 in Ibis there were 72 homes sold, a similar sales pace to 2010. But last year just 26 homes closed under $400,000 and six homes sold for more than $1 million.
There have been nine sales in Steeplechase from January through early November, 2010 with four homes closing at prices under $700,000. During 2009 just two homes sold in Steeplechase, a tear down and a foreclosure. The last time a home sold for more than $1 million in Steeplechase was in 2008.
And in San Michele four homes sold during 2010 with just two closing at or above $1 million while in 2009 four homes sold with three closing at or above $1 million.
