Home sales in the Palm Beach Gardens country club community of Mirasol are increasing as prices hold steady from 2009 to 2010.

As one of the newer and most sought after country club communities in Palm Beach Gardens Mirasol homes sales increased more than 10 percent in 2010 while prices held relatively firm.

There were 64 homes sold in Mirasol in 2010 with about a third of them priced under $600,000. The average sales price in 2010 was $226 per square foot.

In 2009 there were 56 homes sold in Mirasol at an average price of $234 per square foot. The decline in home values of just three percent between 2009 and 2010 is one of the lowest in the area indicating homes in Mirasol are holding value.

In early January, 2010 there were 121 homes on the market in Mirasol ranging from $359,000 for a three bedroom, two bath 2097 square foot home to $3,995,000 for five bedrooms, six baths in 7474 square feet. And there is the occasional short sale or bank owned property to be found in the community providing outstanding value to the savvy buyer.

Located just west of the Turnpike along PGA Boulevard, Mirasol has about 1800 homes ranging in price from the mid-$300,000's up to more than $4 million. The community was built in stages beginning in the early 2000's and most homes are upgraded with granite counters, top of the line appliances and pools.
