In mid-November, 2010 there were 21 units on the market in San Matera, 11 of which were short sales or foreclosures. And there were an additional 42 units under contract, all of which were short sales or foreclosures.

San Matera is gated and many of the units back on to a lake. Some even have a one car garage. There is a community pool, tennis courts, fitness center and clubhouse, all well maintained. The community is located within walking distance to prime shopping and restaurants at The Gardens Mall, Legacy Place and Downtown at the Gardens. And it is about 10 minutes to the beach.

In Eastpointe Country Club, located between Donald Ross Road and Hood Road just west of the Florida Turnpike, a two bedroom, two bath condo sold for as little as $50,000. While these units were built in the 1980's and there is a mandatory club membership for residents in Eastpointe, the prices are quite low.

And the three bedroom units, which cost more than $350,000 in 2005 were selling for the low-$100,000's in the first half of 2010.

Since 2008 prices at San Matera have dropped nearly 40 percent going from an average of $137 per square foot down to $84 per square foot in the first half of 2010.
