We just closed another short sale and saved another seller from a bad situation. Everything went just as we planned, contract to close in just over 60 days. The seller WAS NOT behind on his payment but had a hardship that qualified him for a short sale with his lender. The seller had a VA loan and his credit was critical due to a security clearance with the military.
The VA accepts 82% of the appraised value for their NET and DID NOT CUT THE COMMISSION.

Buyers want the most home that they can buy for the least amount of money. The lowest priced home in the best condition is what most are looking for. Prices have dropped, some are still dropping. WHEN WILL THE BOTTOM BE HERE? HOW WILL WE KNOW?
That question is easily answered... We don't know when the bottom will be here until PRICES START GOING UP. A market shift happens very quickly. Whether we are going from a sellers market to a buyers market or vice versa, the shift happens FAST. A neutral market is a very short lived market, most don't even know that a shift occured until months after it happens.
BUYERS............... DO NOT WAIT, TIMING THE MARKET COULD BE VERY COSTLY TO YOU. Even if prices went down again, we do not know what interest rates will be. A drop in price and a rise in rates will essentially not change your payment. The only problem is that if you wait, that low price, top condition home that you wanted may not be there after waiting.

ASA has announced they are about to begin seasonal flights from Cincinnatito Panama City.
As spring break nears, we expect to see more carriers expand their flight schedules into the area to accomodate the college crowd and their families.
