Elements of A Listing Presentation Keller Williams Agents in Pembroke Pines Know Theirs, Do You? Lights camera action! You're on stage from the minute you get out of your car. In this show there are no retakes, you're on stage live. As a listing agent, and one that wishes to be successful there are key elements of your listing presentation that cannot be left out. This presentation is your script, just like the actor live onstage.

Introduction
Many pro's have their personal or team mission statement as the first page, a table of contents which lets the seller know what to expect and a brief letter of introduction.

Act 1
Your Company, I like to get them out of the way as an experienced agent and in later scenes I fall back on my own credentials. If new use your companies, manager, team leaders and broker's successes. Show the tools your company offers including websites.

Act 2
Your resume, remember in this scene of the play you are applying for a job. Show your credentials and your personal stats, levels of education, real estate courses completed, awards received, and of course any designations earned. List your professional affiliations such as the Realtor Board you belong to, your skills, areas of expertise including geographic.

Act 3
Your services, now let's not confuse services with marketing. A service is a market analysis, placing their property in the MLS is marketing. A list of possible services you offer could consist of;
Using a lock box
Verifying the buyer's pre qualification, prior to the execution of any contracts.
Written Reports
Frequency of your phone or emails
Market updates
Net sheets
Answer inquiries from other Realtors
Coordinating the closing, inspections, and appraisal
The use of our moving truck
Following up with other Realtors after the showing
Among others that may vary among agents. Build the importance of each item; let your audience buy into the benefit of you performing these services for them. Deliver the performance with conviction and enthusiasm.

Act 4
Customized marketing plan, you're building the story here, keep the enthusiasm and once again itemize your strategy and plan for selling their home, possible marketing could include.

Email broadcasts to customer data base

Just Listed postcards
These are a few examples of marketing, use props such as samples of your previously sent "just listed" cards, lay them out on the table, let them touch and feel the slick color glossy cards, show them your buyer or prospect list. Remember you must keep your audience engaged, if you put them to sleep you will not get the listing. You want questions and having them throw you objections, that's good, they are awake, remember you're an actor working the audience for applause

Act 5
Comparables, at this time your audience should be on the edge of their seats. This is what they have been waiting for; this is where the show climaxes for them. Your comparable should always include active and closed properties. It may be wise depending on the market to use pending as well as expired. How you present your comps will depend on the market. In a normal market more emphasis is placed on the closed properties, with current market conditions you may have to rely on the actives as a better guide.

Keep them excited, there is no averaging here guys, look at each comparable, compare it to the subject note the differences in front of the audience this will keep engaged and make any adjustments necessary. Once you have a range of value, eliminating anything out in left field high or low, ask for their thoughts, keep them involved and narrow the pricing down. This last stage should be easy if you have delivered a convincing performance.

Epilogue
Turn to your net sheet put the price in and deduct all expenses with proper explanation to the audience. Upon the nod of your head and theirs, turn the page to the pre filled in listing contract except for price (don't rummage around in your briefcase looking for it ) put the price in, complete necessary disclosures and get their authorization. That is the applause and review you have been waiting for.

Level 5 Leadership is about making a difference in the status quo that outlives the leader. Level 5 leaders begin by attracting, inspiring and enabling other leaders who are adept at developing other leaders.

Level 5 leaders understand that results will come through endurance and succession of the vision and the leaders are intertwined. The size of the vision is its enduring legacy, and successful continuation is in the hands of other leaders which is the fruit of a level 5 leader's efforts. Level 5 leaders are only as good as the enduring qualify and succession of their vision. Level 5 leaders get so wrapped up in their cause that they come to embody that very cause. Real Estate Latest: Good News, Bad News?

First Time Home-Buyers Should Not Wait Another Month!

Although the mortgage rates are at the lowest point in history, there are drastic changes in FHA Lending pending approval. If approved as anticipated, even fewer people would qualify for a mortgage.

The Good News: Year-end 2009: Fla. home sales rise

Existing sales up 31% compared to end of '08; existing condo sales up 47% in year-to-year comparison. National sales up 4.9%. Read more.

More Good News: Rates on 30-year home loans fall to 4.99%

In a third straight week for declines, the 30-year mortgage rate again dropped below 5%. Read more.

The Bad News: Announced FHA Policy Changes:

  1. Mortgage insurance premium (MIP) will be increased to build up capital reserves and bring back private lending
  2. Update the combination of FICO scores and down payments for new borrowers.
    • New borrowers will now be required to have a minimum FICO score of 580 to qualify for FHA's 3.5% down payment program. New borrowers with less than a 580 FICO score will be required to put down at least 10%.
  3. Reduce allowable seller concessions from 6% to 3%

And, More Bad News:

The market is rapidly adjusting, as I am certain that those of you who have been watching and waiting, you have seen nice 3-4 bedroom homes in nice school districts (West Miramar, Pembroke Pines, Davie, Cooper City, Weston, Plantation) for less than 250,000. Yes, it was back then- several months ago. I have been monitoring this market segment closely during the months of November, December last year and January this year, for a few desperate clients of mine, who back then decided to wait. Now, their choices are very limited... and it is a bidding war.

If you are one of those buyers, shopping at this market level and you have been pre-approved for FHA financing, the clock is ticking. And, the rewards are there today: lowest rates, tax credit and still all benefits of the FHA!

Learning, Performing and Becoming a Leader - Keller Williams Agents in Pembroke Pines Are Albert Schweitzer believed, "The tragedy of life is what dies inside a man while he lives." Leaders don't allow that tragedy. They live while they are alive.

In Brief Let us look at the five levels of influence taken from Chris Brady and Orrin Woodward book Launching a Leadership Revolution

Level 1 Learning
The first of the 5 levels is learning, Harry Truman said "Not all readers are leaders, but all leaders must be readers." Books represent the accumulated knowledge and wisdom of the ages, available for pennies on the dollar.

Oprah Winfrey, when asked about her success said, "It all started because I was a great reader." Mark Twain stated, "The man who does not read good books, has no advantage over a man who can't read them." Learning must become a consistent way of your life and as an old proverb says, "Let it lead to action."

Level 2 Performing
Performers understand that success comes when opportunity and when preparedness meet. They also understand that desire trumps talent and that they can never be satisfied and are always changing the status quo. As the saying goes, "If what you did yesterday, still looks pretty big to you, then you haven't done enough today."

Performers initiate activity; they understand that personal initiative is not optional; it is their sole responsibility to motivate self.

Level 3 Leading
Leaders understand that dealing with inadequate resources is common. Here are a couple of examples;

Two British generals were conferring during the American Revolutionary War. General James Grant complained of the English army's lack of provisions and thin lines of supply. Commanding General Cornwallis replied, "Let us not dwell on what should be, General. Let us use the means we have at hand, and make it so.

In the American Civil War George B. McClellan was twice made overall commander of the Army of the Potomac, the major fighting force of the "Union" each time, he did a marvelous job of training the troops and bringing disciple of a "regular army" to the rank and file, but he was incessantly unready to take action. On the rare occasions when he did confront the Confederate army, he outnumbered them by two to one or even three to one, but he always found ways to become convinced that the opposite was true. He complained unendingly to President Lincoln that he didn't have enough men, arms, or supplies to conduct a proper campaign. McClellan suffered from an incorrect presupposition of leadership: he mistakenly thought leaders could demand and expect perfect situations before taking action. Reality for a leader is almost always a situation of lack and want. True leaders understand this and make do the best they can anyway. As the saying goes, "If you wait for all the lights to turn green before you set off on a cross country trip, you'll never leave."

Leadership is not a nine-to-five operation. It requires constancy and diligence and continual pondering. The major job at this level is to inspire people, they understand that the outstanding performers must be recognized and rewarded.

Ulysses S. Grant, Al Kaltman writes, "The superior leader knows that the key to success is his or her ability to attract and retain good people and get them to work well together as a team."

An old fable tells of the farmer whose mules pulled a man's truck from the ditch. It was a big truck, the cross country type, complete with sleeper and fuzzy dice. "How much can one of those pull?" asked the truck driver, sizing up the farmer's two scrawny-looking mules? "Bout ten tons each," said the farmer. "But my truck weighs at least three times that," the truck driver said. "Doesn't matter what they can pull separately," answered the farmer. "It only matters what they can pull together." That's the power of a team. Good leaders compel people to work together and hereby amplify the efforts where the whole is greater than the sum of the parts.
