At the end of 2008 I was looking into joining a real estate company that offered it all. Having been in the business for about 17 years, 13 of which was with Keyes and 4 + as a broker I needed help, and lots of it. Help to get my career back on track again and when i talked with Rita Polit and Natacha Tello of Keller Williams in Pembroke Pines I knew i had found it, There was that majic in their office that I could feel and almost touch. I'd been in alot of offices but none as dynamic as this one.

I moved in in mid April 09 and it has been really a good move for us, all 10 of us that came,, we all could not be happier with the support and encouragement that Rita has offered. This business is fun again for me and I look to be back on top within the next couple of years.

In Southeast Florida, the cheaper, the better or so it seems! The median price of properties continues to decline as bargain hunters come out in droves, looking to deal. Bidding wars on single family homes priced under $200K are becoming more likely. As single family homes (mostly short sale & foreclosures) get priced below $200K, that puts downward pressure on multi-family (townhome/villas) prices too. Why pay $174K for a townhome when you can get an older single family home for the money? The home may need some TLC but once fixed up, you'd have a very nice single family home. I tell my buyers "If you like this home & think it's a good value, others will think so too." Even though it's a buyers' market, anything worthwhile is going to receive multiple offers. Something else I say to my buyer clients is: Make it the best offer you can. We don't know if we'll receive a counteroffer.

Our local paper down here had an interesting article about folks wanting to buy smaller homes! I'm not surprised. A smaller footprint makes a lot of sense economically. Living smaller certainly makes you prioritize what you keep & what you throw out & there's no question that lower utility bills are the envy of many! I speak from experience.

Ten years ago, when we purchased our home, I desperately wanted a 4 bedroom home, more spacious than the 3 bedroom home we had. Since the subdivision we wanted didn't have many 4 bedroom homes on the market, I compromised & we purchased another 3 bedroom home, but with a 2 car garage (the previous home had a one car garage). In the end, I gained a whopping 2 square feet of space! No matter. Over the years, I've said that my purchase of this home has been like an arranged marriage: I've fallen in love with my small house. Now, its size seems right to me...and so, it seems, to many others!
