Pensacola New homes As a Pensacola Real Estate Investor myself and being a Pensacola Realtor I am what you might say "in the know when it comes to super great buys and I am amazed when I talk to fellow agents at my seminars they say things like

  1. I am scared of market values going down or I don't have the money to invest in Pensacola Real Estate at this time. Wow I say when has there ever been a better time to buy. Sure prices are going to continue to go down but why risk some other investor gettting your deal. Agents should be all over this market.

Here are some of what I have been doing, I bought a 3/1 in a 30k Neighborhood and that is if the market goes all the way back to 1996 prices which is what I perdicted BTW back on March 15, 2006. But who cares I paid 7k and will put 10k in it and rent it out at 700 a month and it will be below the market for that area. I will turn it into a 3/2 (figure how many years to the day I get my investment back and then what is the life expectency of this investment.

Pensacola Short SaleThen I purchased a 1 year old home where the owner owed 150k on a pre foreclosed price of 83K, yes if it had been foreclosed on it would have sold for 75k maybe but I didn't want to take that chance so I called the local bank personally and made the deal. It took six months and going to their BOD to get my deal but now I own it and the rent amount is $1000. monthly with my payments on a 15 year note of little less than $625 fixed.

The best deal I have gotten this year I won't show you pictures because they were that gross, a bank I work with had 7 homes on the same block full of garbage and whatever you would consider over gross. I made a deal of 21k for all 7 (yes that is 3 k apeice) knowing I didn't have the money to close but I had investors that trust me to make them money so I passed 4 onto them. After clean up and putting 28k into repairs and landscaping we have 7 properties worth 84k with rents of 550 each.

Yes it is the time to buy and agents should be lining their pockets with great deals. We as agents know what time it is and the money is to be made in Real Estate not only helping others buy and sell but buying and selling ourselves.
