I always try a different approach whether it is Big Box or Small Shop, I train people how to treat me, now they may sound terrible but let me explain and it doesn't always work but 99% of the time I believe and certainly is true in my case, I have found others will treat you pretty much how they have been treated so I jump ahead instantly when I am dealing with people whether negotiating a contract or walking through a grocery store I want people to feel comfortable and know that I am on their side immediately and you can do this with a smile or a nice remark. Here is example of how I train people to do what should be natural IMHO. Whether a clerk at a store, a florist, a mechanic or OMG a politician.

I tend to shop at the same places that way I don’t have to re-train folks, when I choose to do business with a place I check them out, usually I have heard them mentioned at a social or through a friend but I “get the scoop’ (I don’t wait till I need a mechanic to find one) then I go visit. I introduce myself, hi I am Charles Stallions, your neighborhood Realtor and I just wanted to stop by and introduce myself BEFORE I need your services. I make a joke or say something lighthearted and then move on. I explain to them that I refer people from time to time (this is actually a lot but I don’t want them to know that at first) and if they are Ok with that. Through my conversation and actions I feel as if I show them how and what I expect without just blatantly telling them and it is really simple I live by the golden rule. I know everyone can and will have a bad day but I just don’t want it to be a day when I’m there. We have 5 main zip codes here and in the first two years I had a florist, mechanic, and managers at many of the big box stores and local eateries in each code on board while adding to the list many times over the years.

I started out with my zip code and spread out from there. I keep a book of each zip code and add to it as needed; when I send out my simple but effective newsletter I always put these businesses in the areas that are their zip codes. I know it works because they call, send cards of thanks, referrals etc. and when we sell or rent a home in those zips we give them a book of people to do business with.

I sum this up with if you smile the whole worlds can’t help but smile. If you treat people the way you want to be treated then they will follow. put charles in charge
