Today I will detail The Parliament House which is located at 405 N. Ocean Blvd, Pompano Beach, FL. Parliament House was built in 1971 and is located on the on A1A just North of Atlantic Blvd. The building has 432 units on 19 floors. There is security guard at the front door 24 hours a day. The common areas feature a large lobby, an outdoor pool with a tiki hut, and a fitness room. There are three elevators, so there is usually just a short wait. The building has had some important updates recently. Each unit has impact resistant glass windows and doors. The exterior is has been painted with a new color scheme. Most of the units come with covered parking and some even have deeded garage space under the building.
It is located on the West side of Rt A1A but still has unobstructed views of the ocean and beach for units facing in that direction. For units that face west towards the intracoatal waterway views are generally limited unless you are above the 8th floor.
In the past year there have been 17 sales in the building with prices ranging from $85,000 to$250,000. Currently there are just 4 units available with asking prices starting at $218,000. Thats compared to 14 units for sale about this time last year. The association has strong financials and none of active listings are distressed properties. The association has the usual restrictions of other buildings in the area. Pets are not allowed and renting is not allowed until after the first year of ownership. There is in-house management located in the lobby and they are available during normal business hours.

The Breakers condominium is located at 710 N Ocean Blvd in Pompano Beach, FL. N. Ocean Blvd is also known as A1A and the building is approximately half way between Atlantic Blvd and the 14th St Causeway. The twelve story oceanfront building was built in 1966. Recent renovations to the building include a new roof and painting of the entire exterior of the building.
There are 140 one and two bedroom units. There is a limited number of deeded parking spaces located on the ground level of the building. There is also ample parking for those who don't own a space and for guests directly across the street on the west side of A1A. The building has a large deck surrounding the pool and overlooking the beach. There is a small library and community room for the residents on the second floor. There are bridge and poker games held weekly in the community room.
Renting is allowed after the first year of ownership. Leases must be a minimum of 90 days and tenants must be approved by the association. Small pets of less than 20 lbs. are also allowed.
In the last 12 months there have been 4 sales in the building from $157,000 for a 1 bedroom unit up to $270,000 for a 2 bedroom unit. Currently there are two units for sale in the building. One a two bedroom foreclosure for $249,000 and the other for $278,000.

There were 26 condo sales east of the Intracoastal Waterway in Pompano Beach during the month of September 2011. Prices ranged from $46,000 to $1,050,00 with the median sales price at $240,000. 7 of the 26 sales were cash sales. 2 of the sales were forclosures and 2 were short sales.
Currently there are 403 active condo listings in the Beach area. 8 of those listings are foreclosures and 29 are short sales.
