With somethings you never know what you had until they are gone. This is sort of like that, but better!
When you make the same drive in your community repeatedly the road becomes a permenant fixture in your head. Then one day someone starts to do the dreaded... ROAD WORK! Of course that seems to last for months, and often does. Then... One day...
THE ROAD WORK IS OVER! THERE IS BIG BEAUTIFUL NEW ROAD WHERE THE OLD ROAD WAS NOW!
That's how I have been feeling for about a week now. Everytime I leave my office, next to Palm-Aire, it's like a driver's dream come true.
In other news I listed a fantastic 3 bedroom 3 bathroom corner villa in Misty Oaks this morning. It has these huge vaulted ceilings with skylights that really make the property worthwhile. I will post more information about it once I get the virtual tour and everything into place.

Thanks to our local District 5 politician, George Brummer, Palm-Aire Country Club has been awarded with a city park that could cost upwards of 1 million dollars. Of the 44 parks and recreations centers in Greater Pompano Beach, yet only 4 are found west of I-95. However that number is going to be changing after the Pompano Beach City Commission very recently agreed to begin planning a 5 acre city park right in the center of Palm-Aire.
With approximately 15,000 residents, Palm-Aire houses almost one-third of the city's population (and voters) so I think we are entitled to the benefits of a city park.
The city is spending $750,000 to buy the 5 acres of ruined tennis courts (thanks to Hurricane Wilma) and intends to revamp the property with new tennis and handball courts as well as either a basketball or volleyball court. Probably even a tot lot as well.
All in all it's great news for the residents of Palm-Aire because the eyesore of a defunct tennis court will be replaced with a brand new place where locals can unwind and stay healthy.

Things have really changed around my office in the past 60 days. Sales are brisk and it seems that we are making multiple offers just about every day. A lot of buyers are coming out of the woodwork to start buying while the prices are so low. It is sort of a no-brainer when you can buy a 1600 sqft 3 bed 2 bath condo for $105,000! We have selling villas for $220,000 & $250,000 and I just sold a completely remodeled 2 bed 2 bath highrise condo for $132,500.
I am proud to announce that we also have two new top-producers to our office, David Koenig and Alexia Garcia. Both with long histories of sales in South Florida. They both joined on a little over a week ago and have already written several sales contracts. They really hit the ground running and I think they are going to really grow their business here.
Aside from that my new property management administrator, Stacie, is working out well. I have her revamping our whole property management system to an online program that helps manage our 200+ rentals more efficiently. We are also going to start accepting electronic payments soon, so our tenants can pay their rent online via their credit/debit cards and e-checks.
Other than that things are peachy keen. My wife and I are planning a weekend cruise to celebrate one of our best friend's birthdays next month and we have a trip lined up the following week to visit family in New York and Boston/Conneticut. We think we are going away to Canada for our 1 year wedding anniversary, but we might go to Ireland instead. It is becoming a fantastic time to travel right now because the prices just keep dropping. You can do a week in Ireland with airfare and hotels for less than $1000 per person.
At this point I just hope that sales continue to remain constant and that everyones health remains good. Best wishes for a positive 2009.

Introducing a practical tool for appliance maintenance with many other household uses
Broward County, FL - The Underwriters Laboratories (UL) recommends dryer vent cleaning for clothes dryer safety. The UL is an independent testing laboratory that establishes standards for residential, commercial and industrial electrical products and their safety. In a recent interview, Horatio explained, "About 80% of all homes have clothes dryers; this means that there are about 82 million potential fire hazards out there if the dryer vents are not properly maintained. A dryer fire occurs when lint build up in the dryer vent system, reducing air flow and causing overheating."
Horatio also explained that a clothes dryer requires proper air flow to work efficiently. "The harder you dryer has to work to perform its job, the more you are spending for energy bills. A poorly maintained dryer vent system will make your dryer cost an additional $18 to $24 per month to operate," said Horatio.
Though Horatio recommends professional dryer vent cleaning and inspections at least once a year, he realizes that there are a lot of do-it-yourself homeowners who prefer not to pay someone for something they feel they can do. This is the reason he told us about a special dryer vent brush available for homeowners for use in cleaning their dryer vent system. He also shared many other uses for this long handled, flexible tool. "The dryer vent cleaning brush is also useful for cleaning the coils behind the refrigerator, which is another great energy saving tip. People are also using it to retrieve lost items from underneath appliances and cleaning under and behind heavy furniture like desks and bookcases."
