Did you know that the Broward County Youth Fair is opened and hopping? Well if you didn't, you know now. So what are you waiting for? Get going and get to having fun. I know this year I will be making it out this year. The kids know and undersand fairs, so this will be extra fun!Themed Catch a Ride, the 33rd annual fair runs through Nov. 30 at Fort Lauderdale Stadium. Along with traditional festival fare of corn dogs, cotton candy and funnel cake, organizers have added what could become a staple of the fair diet: chocolate-covered fruits.

What are you doing with people who have stated income?
How are you dealing with customers who have cash, however, they want a small mortgage with 2/3's cash and wish to mortgage a small portion of the purchase price with stated income?
I have a deal pending on a loan approval with a customer as above...Credit score is close to 700...It's been hit by several lenders ...used to be around 720....knocked down by a few lenders.
This person owns several properties that are rentals, small mortgages, great choices when they were purchased. Even in this market, they are holding their own.
This mortgage will be paid off after the sale of their condo (views below), which I have listed at $150K less ( @$525,000.00 )than recent sales and current listings. This is the model for the condo unit and has absolutely fabulous views, custom plaster work, coffered ceilings, crown mouldings, hardwood floors...marble in the 2 master suites, granite counters, and custom all around...a fantastic unit.
So, does anyone have lender's who will go stated in this market? If so who? If you know will you email me?

is an Atlantic Oceanfront and Intracoastal Building (not a DIRECT
Oceanfront building since it's not located on the Sand),
located directly
across the street from the Beach, so many of the
units include fabulous Ocean views or Intracoastal
Waterway Views and some units include both views!

This isn't surprising as South Florida Waterfront Condos are purchased by large numbers of vacation home owners who are located in other States and Countries.

Hello,
I have been absent from my blog these past few summer months. Many things have happened since my last post. The most important and consuming is that I got married on July 20th. As you might imagine I was a basket case for the few weeks prior to the big day. There was a lot of planning, coordinating, etc. to be taken care of, especially in the case of a destination wedding. My wife, Lindsey, and I were wed in Santa Fe, New Mexico.
A few days after the wedding we left for our Honeymoon in Thailand. Now I could dedicate a whole blog to that trip and the splendors of Thailand but I will not. Let's just say that it is a truly beautiful place. The sights, the people, and the food are all phenomenal. (The shopping is pretty good too!)
We got back in mid-August and promptly moved in together into a brand new apartment in Delray Beach. So before I could even get my bearings in the office, I was busily moving everything I owned from one place to another. Setting up TVs, buying new furniture, and doing all sorts of household chores that husbands are supposed to do.
Well, things are finally feeling like they are settling in. Our new bed was delivered this week and we've hung all the amazing art that we bought in Thailand. I am almost caught up with all my files on my desk. Almost...
Now it is time to get to work! I realize now that I am married and spent a small fortune on my nuptials and vacation in paradise that I NEED SOME SALES!
I have 3 or4 in the works, but my two largest sales both went sour and it is time to make up for them. My website, www.Palm-Aire.com is doing very nicely but not enough people are buying. So if you are a buyer and you are reading this right now, pick up your phone and call me at 888-658-1745. ;)
