Today a I received a call inquiring about the Pompano Beach Ocean front condo market. After taking the time to create a summary for the prospect I thought I would share it on the Internet for other prospective buyers. In fact, I think this may become a regular report that we create monthly. Please let us know if you have suggestions to make this report more informative.
There are currently 271 Pompano Beach Ocean Front condos active on the market (data from the Fort Lauderdale MLS). On average these properties have 2500 square feet, with an average of $365 per square foot and have been on the market for 146 days.
Since the first of the year there have been 56 Pompano Beach oceanfront condos sold. With an average list price of $434 per square foot and an average selling price of $297 per sqft. The average time for these properties to sell was 167 day per the MLS. The seller received an average of 84.55% of their list price.

Excuse my absence from posting in a couple of weeks.
It is unbelievable how much business can pick up when you start mastering the art of marketing. Between the new listings and offers, contracts closing soon, and continued marketing my office has been working long and hard in order to keep up with demand.
I know the media says it's horrible out there but I can honestly tell you that we are moving properties. I think I am doing a second interview for an assisant tomorrow afternoon.
I have been passively looking for a 2nd set of hands for awhile and was about to actively look (as soon as it slowed down enough that I didn't need one as badly) and a younger gentlemen living in Cypress Bend walked in today looking for the kind of work that I need accomplished. Making virtual tours, updating listings on our multiple websites, sending the rest of our current 5,000 postcard campaign featuring our newest website, www.Palm-Aire.com, etc.
I think the fact that this guy walked in asking for a job brought a lot of credit to him. Probably because that is how I got at least 2 jobs when I was a young man looking to earn some extra cash. That is how I got my first job working in a candy store next to my high school. A year and a half of working 6 days a week (and getting to eat whatever I wanted!).
Aside from that we closed on a 2/2 in Palm Aire today and sold two last week. I am closing on a nice condo in West Palm Beach next Thursday for $519,000 so I am very excited about that.
In the meantime I am flying to Boston/Conneticut on Saturday morning to visit my future father-in-law (80 days away!) and have dinner with some good friends in the city. My fiance got there this morning.
The best part is that while coming home after working on paperwork til 2am tonight I saw on my iphone that I got a complimentary upgrade to first class from Delta! :) That should be cool.

For this week's featured community, I'm featuring the Pompano Beach Subdivision of Garden Isles.
Garden Isles includes ~700 Single Family Homes, many of which are Waterfront Homes. Garden Isles Waterfront Homes are ALL Ocean Access, Canal Front Homes. Per Tax Records, the earliest home built shows 1951 as the year built and the most recent home built was 2007. Many of the homes have been remodeled and, within the last 5 years, a number of the older homes were replaced with newer, larger homes.
As of today, there are 22 Garden Isles Homes for Sale, 16 of which are Garden Isles Waterfront Homes with Waterfronts ranging up to 121 Feet Wide. The Homes for Sale in Garden Isles are priced between $339,000 and $799,000.

Pompano Beach is next door to Ft. Lauderdale, on the Northeast side of Ft. Lauderdale, so you're located very close to Ft. Lauderdale.

Here is the second in a series spotlighting oceanfront condominium buildings in Pompano Beach, FL. This time the featured building is Ocean Colony located at 1620 South Ocean Blvd.
Ocean Colony was built in 1971. It is a sixteen story building. It is shaped like a large L and features one of the largest pool decks in Broward County. There are one, two and three bedroom floor plans. The three bedroom units are 1601 square feet and are all in the stack closest to the beach. The units that are lettered A, B, D, F, K, M, and P all have ocean views. The rest either face north or west.
Ocean Colony is a beautiful building that has had major renovations lately. The most important improvement to potential buyers being all the glass in the building has been replaced with impact resistant glass that eliminates the need for hurricane shutters. Owners were assessed up to $50,000 each for that one improvement alone. The lobby has been remodeled and makes an excellent impression to first time visitors.
There is a security guard on staff 24 hours per day. The amenities include a pool, community room, a well equipped fitness room, and saunas. Residents can use the tennis courts next door at Aquazul. There is a parking garage and outdoor guest parking. On each floor there is a recycling room. The units even have washers and dryers which is unusual for a building built in the early seventies.
Pets are not allowed in the building. Leasing is allowed after the first year of ownership.
Of the 201 units in the building only 5 for for sale, which is unusually low in this market of very high inventories. The residents must be happy there. Asking prices range from $245,000 for a one bedroom up to $579,000 for a two bedroom penthouse. There are no three bedroom units currently for sale. See the inventory here.
