Towers Six Condominium in Ponce Inlet was built by Dimucci Development Corporation of Port Orange, a developer of commercial properties in Chicago area since 1935. I am not sure whether the company builds any commercial properties in Central Florida, but it s well know in Volusia County and in Daytona Beach ShoresPonce Inlet with condos under Towers name.

Nine of them are in Ponce Inlet, a quaint small town on the southern tip of the Peninsula. Perfect place to live or have a vacation home. maybe the best place of all complising greater Daytona area. 

Later the company built Towers Ten in 2001, Towers Grande in 2004 and DiMucci Twin Towers in 2007. Towers Six in Ponce Inlet - Jon ZolskyThey are all easily recognizable. Not really fancy architecturally, they are sturdy and simple properties. All outside corridors, all pretty much designed the same, and have similar look and feel.

Towers Six was built in 1996, has 77 two- and three-bedroom units in a 7-story building with the gate shared with several other DiMucci Towers Condominiums. Oceanfront pool, one month minimum rental limitation, 1 up to 30-pound dog allowed.

This is the last building to the south bordering Winter Haven Oceanfront county park, offering grills, tables with gorgeous view of the ocean, and restrooms.

Even though the building is relatively new, there already had been a major Special Assessment to deal with deteriorating concrete. Tiles on balconies and walkways were getting loose, the water was causing rust Towers Six Condominium in Ponce Inletof metal rebar, and it got to the point that they had to replace the concrete. We usually see this happening to oceanfront buildings after at least 30-40 years, so something was not really done right in Towers Six. But once it has been taken care of, now they have 30-40 years.

2 bedroom units are 1,410 under air. There is not a single 2 bdr/2 bath unit for sale. Maintenance Fee $443 a month. 

Selling price of 2 bdr units in Towers Six in 2010 is higher than in 2009, which may be a surprise for buyers. Last 3 sales were $217K, $215K, and another one for $215K. All of them over $200K. However, 3 two bdr/ two bath units sold in 2009 were all under $200K and the lowest sold price was $165,000.

3 bdr/3 bath units are 2,290 under air, and 2,420 sf total. Maintenance fee is $525 a month. There are 5 units currently for sale with the lowest price of $334,900 and the highest - $975,000 on top floor.

Selling prices also inched up in 2010 and are now over $400K, while in 2009 they were between very low $300s to mid $300s. Highest prices at the peak of the market in 2006 and 2007 were:

Evening in Ponce Inlet - FL is the time of the day I love most.

Ponce Inlet is beautiful at any time of the day. It is gorgeous early in the morning, when the sun just leaves the oceans and catapults into the sky, it is beautiful in the middle of the day, when everything slows down under our generous sun, and it is breathtaking when the cooling sun descends lower and lower, painting the sky in all those strange fiery colors, and making the surf look pink.

Evening in Ponce InletI am not an early bird, and usually get to bed just a couple of hours before the sunrise, so early morning photos are not my forte. But evenings are all mine. In summer evenings are long, and you have plenty of time to take a decent shot. Now the days are shorter and evenings are shorter as well. the changes are right before your eyes, and you click 3 fro times, and the light is already different, so darker and mysterious. Check the video below, and where you think one is evening and one is night, it is actually a few short minutes between the shots if not less.

And then it gets dark, and the camera goes to the bag, and we drive to our condo.

Dimucci TowersThe best 2 bdr / 2 bath condo unit today on MLS in Ponce Inletis a 1,500 SF under air and 1,900 SF total in Dimucci's Towers 6. Built in 1996, these condos are among the largest 2-bdr units in Ponce Inlet. this first floor unit has a glass enclosed lanai. This is an oceanview unit, not direct oceanfront. condo. Maintenance is $461 a month. This is a good price at $199,000. The highest price was in 2007, when a 2 bdr/2 bath unit was sold for $610,000. The highest price for the unit on that line was paid in 2005 and it was $470,000.

Prices were the lowest somewhere around January, and they are a bit higher now. There was another condo unit in foreclosure that popped a few days ago with a price tag of $189,900, but it is already pending. Everything under $200,000 in Ponce Inlet is moving faster.
