Golden Corral in Port Richey FL Has Finally Reopened

Golden Corral in Port Richey FL

There have been numerous stories in the local news about the prior closure of Golden Corral in Port Richey, Florida. They have since re-opened.

The interior has been updated and the carpet looks cleaner than before. They now offer ice cream. Or at least the last time I was there they did which was the day after Thanksgiving.

If you have not been back yet… give it a try. I highly suggest it.

I saw a sign that advertised a senior special of $6.79 for early bird dinner from Monday to Friday from 2 p.m. to 4 p.m. Please call them to confirm.

They are located at 8928 US Highway 19 in Port Richey, Florida 34668.

They can be reached at (727)753-0004.

Holiday Decorating for Homes on The Market

Michael J. Gallo www.GoGallo.com : Real Estate Agent in Port Richey, FL

The Holidays are fast approaching and if you are selling or thinking about listing your home during the holidays there are a few things you should keep in mind to help with the showings of your home.

If you are going to list this winter be sure to find pictures of your homes exterior from the spring or when your home had a lush lawn and blooming flowers and shrubs. Bare Trees and Slushy snow will not imporve your homes appearance in photographs. You can also take interior photos before you decorate for the holidays and then give them to your Realtor to use.

When decorating your Home for the Holidays while it is for sale keep in mind that your home will be shown to buyers decorated. We always reccomend that people remove personal items and photos so the buyers dont get distracted. This is even more important when it comes to holiday decorations. Keep the decorations tastefull and to a minimum. A Nicely set Dining Table with your Holiday Tablecloth is a great way to give your home Holiday Cheer without overdoing it. Feel free to put up your tree or whatever main holiday decoration you use but keep the asscessories to a minimum.

The goal is for the buyers to see your Home...not your motion activated hip shaking, singing santa.

Have a Great Holiday Season and deck those halls, just dont get too carried away.

Oelsner Park in Port Richey-Florida - Small but beautiful

Oelsner Park is a tiny treasure of a park on the water at Miller’s Bayou that was renewed a few years back through a $50,000 grant from the Florida Recreation Development Assistance Program, and an additional donation from the city's Community Development Agency.
Oelsner Park in Port Richey-Florida - Small but beautiful

Oelsner Park has been part of the life of the residents for over 50 years and with it’s playground and covered gazebos and spectacular water views, you can see why. I understand that dolphins show up from time to time (unfortunately, not while I was there).
Oelsner Park in Port Richey-Florida - Small but beautiful

Oelsner Park is named after the original owner of the area later developed into Martha’s Vineyard in the 1950’s. Martha Oelsner sold the property to Victor Clark Jr. with one parcel to become a park for the residents of Port Richey-Florida. Oelsner Park has been part of the life of the residents for over 50 years.

To get there, take Bay Blvd in Port Richey west from US Highway 19, turn left onto Miller Bayou Dr.

PURCHASE AND REHAB YOUR HOME IN PORT RICHEY FLORIDA WITH THE FHA 203(K) LOAN

Jim Poole Zero Down USDA Purchase Loans FHA 203(K) Rehab & VA Streamline Loans : Loan Officer in Tampa, FL

PURCHASE AND REHAB YOUR HOME IN PORT RICHEY FLORIDA WITH THE FHA 203(K) LOAN - Most home buyers are turned off at the sight or even thought of buying a fixer-upper; a foreclosure or an older home today. However, educated and informed home buyers are utilizing the FHA 203(k) loan to buy their new home and fix it up with no additional out-of-pocket expense.

The FHA 203(k) loan is a tool that savvy home buyers, successful contractors, Realtors and mortgage originators have been using since 1978. An FHA 203(k) loan is very similar to the traditional FHA loan. The only real difference is that with the FHA 203(k) loan, the home buyer is adding money to their mortgage balance to finance-in any repair/improvement cost.

Whereas the traditional FHA loan requires that certain repairs be done before the home is purchased, theFHA 203(k) loan allows the home buyer to purchase their home and complete the repairs after the transaction closes.

The other traditional FHA qualifications (appraisal guidelines, seasoning rules, credit qualifications, etc...) still apply. But with the FHA 203(K) loan, a home buyer can fix up his home and not have to worry about the additional out-of-pocket expenses for the repairs/improvements. What a brilliant way to purchase a fixer-upper!

Same house, northern side

HERE ARE THE REASONS SMART HOME BUYERS ARE CHOOSING TO GO WITH THE FHA 203(K) LOAN

1. Better opportunities for a great financial deal on a home purchase

2. Allows buyers who are approved for an FHA loan to buy properties that would not otherwise qualify

3. Allows buyer to put personal touches into the interior/exterior making it feel like more of a home

4. Sellers do not have to pay for repairs prior to listing the property if they do not care to

5. There is less competition to buy fixer-uppers which forces sellers to accept lower offers

6. FHA loans are assumable; so when buyers go to sell house it will be easy to market.
