The beautiful Indian River Club condominium is located directly on the scenic Indian River, about a mile south of Historic Cocoa Village in sunny Brevard County, FL. The charming theater, fine dining, the relaxing riverfront park, or one of the many fine shops located just minutes away. Wuesthoff Hospital is also just around the corner.

The Indian River Club condominium has many amenties including a swimming pool with a river view,a shuffle board court, an exercise room, a club house, and access to a first come, first served deep water marina on the Indian River. All of the units at the Indian River Club condominium face the Indian River, so no matter which floor you're on, you're guaranteed to have an amazing view.

Although the community was built in 1974, many of the units have been updated over the years. There were five MLS sales in 2011 that ranged in price from $76,000 to $105,000. As of this writing, there are currently five units listed for sale on the Brevard MLS. Space Coast Restaurant Review: River Rocks

We have quite a few really nice riverfront restaurants along the Indian River. Many allow for boat parking and great views. One such restaurant is River Rocks on US1 just north of the Pineda Causeway in Rockledge, FL.

This place is sort of like three restaurant/bars in one. A sit down casual dining restaurant with a great menu....a large covered patio bar with a dockside menu...and an outdoor riverfront seating section that is perfect for cocktails and live music. They do have a really nice dockside menu for those who want to eat on the patio...they have a good wine list...and they offer breakfast/brunch on Sunday starting at 11am. The sit down restaurant offers a nice array of choices from seafood to steaks....and the Veal Osso Bucco is as good as any on the Space Coast.

My suggestion...come down on a warm Sunday afternoon and enjoy a great meal and a few cocktail...you will find yourself coming back often :)

If you have the time, which do you choose new construction or a short sale?

If you have four or maybe six months to wait, which would you choose, new construction or a short sale?

I ask this only because while looking over recent activity in Rockledge, Florida’s Phillips Landing subdivision I noticed most active listings fall primarily into two categories – new construction or short sale.

Of the six active listings in Phillips Landing on June 14th, there were two short sales , three new construction properties and a lone foreclosure.

I will dismiss the foreclosure in this discussion as foreclosures are not the same as either of these.

Several of these homes are very similar. The prices are not that far apart either – perhaps $10-15,000 once you get a reasonable offer signed off by the seller.

The new construction properties are listed with four months as the build out time. If you are lucky a short sale will take at least four months and likely longer.

So, which do you choose, a short sale or new construction in Phillips Landing?

New construction is more of a certain thing – if there is such a thing in real estate!
Keep in mind that a short sale, if approved, may take more than four months and is not a sure thing.

Chelsea Park Subdivision in Rockledge- Homes are selling!

Chelsea Park Subdivision in Rockledge- Homes are selling…Act Now!

In this buyer’s market homes don’t sell, right? Wrong – at least if Chelsea Park in Rockledge, Florida is the subdivision.

During May 2011 there were three closings (seven since March 1st) in Chelsea Park:

  • 405 Cobblewood Drive – 2,385 sq.ft. sold for $189900
  • 467 Stonehenge Circle – 3,156 sq.ft. sold for $219,000
  • 428 Stonehenge Circle – 2,416 sq.ft. sold for $198,000
And the homes that are selling? Six are under contract awaiting closing (two under contract in past two weeks!). Of course five of these are short sales which may take some time to get closed. One that is not a short sale, 292 Barrymore Drive, went under contract in about a week because it was priced nicely at $199,900 for a four bedroom three bath three car garage home with 2,800 sq.ft. under air!

At this time there are only two homes actively listed for sale in Chelsea Park. One, a 2,800 sq.ft. 4/3 is listed at only $189,900 while the other 4/3 with 2,369 sq.ft. is listed at $215,000. Both of these are definitely pried nicely if a home in Chelsea Park is what you are looking to purchase!
