St. Cloud Florida Home Communities-The Difference Between them. Newer homes like those found in Chisholm Estates, Chisholm Park, Ashton Park and Turtle Creek most typically have Home Owner Associations, which charge fees to maintain the common areas, parks and playgrounds these communities have for resdients.

There are also certain restrictions governing what can and cannot be done to property within the guidelines of the Home Owners Association rules. Fences are one example. Paont and landscaping restrictions are other examples. Each Community sets declarations on what Some communities allow then and others do not.

Before purchasing a home in any community, it is a wise idea to contact the HOA (Home Owners Association) and find out in advance of making your offer, exactly what limitations are in place and the proceedure for making changes to suit your individual needs.

For instance- if you are purchasing a home with a view of conservation, can you put a chain link fence along the rear when the HOA calls for only white PVC? Would putting white PVC impede your ability to enjoy the view? If the answer is "by making an application and approval of the board", you may not have that answer in time to have your offer accepted. It is important to examine the potential problems BEFORE they occur rather than after the fact. Homeowner Associations all have different rules.

Communities such as Deer Creek, Turtle Creek, Stevens Plantation, Anthem Park, Harmony, Ashton Park, Ashton Place Lake Ajay, Majestic Oaks, Hammock Point, East Lake Reserve, Lake Lizzie Reserve, Northshore, Camelot, Canoe Creek Woods, Mallard Pond, Southern Pines, Savannah Park and many, many more similar developments all have HOA's in place.

In addition these also have a Community District Development Fee or CDD which is a 20 year bond put in place by developers for the streets, sidewalks, lighting, and common areas and amenities. These include Harmony, and Stevens Plantation. In general it is added to the Property Taxes making them somewhat higher in comparison to non CDD developments.

NOT ALL COMMUNTIES HAVE AN HOA OR WANT ONE

Ask for a copy of the Home Owners Covenants BEFORE you sign a Purchase Agreement. There will be an HOA disclosure advising buyers that there is an HOA in place and outlining the fees and when they payment is due. This disclosure is to be signed by the seller and the buyer.

Take the time to read through the entire set of documents and become familiar with the rules and regulations which will affect you as a potential homeowner. Knowing in advance what is expected and if those expectations are reasonable is part of making an informed decision prior to the making the purchase.

Home Owner Associations in Florida do have the right to impose fines, penalties and even liens against property in the Association if an owner fails to rectify a problem after sufficient notice and time is given. So before you paint your house purple with pink polka dots, you may want to read through your documents to make sure it is permitted.

Factoring in these additional expenses are very important when contemplating making a home purchase. The fees can be monthly, bi -monthly quarterly, bui-annually or annual but they must be paid.

So when calculating your expenses make sure HOA fees fit into your budget.
