The slight increase in absorbion rate can likely be attributed to more foreclosure being released. Sales stayed fairly steady but inventory did rise.
It is my opinion that since our busiest price point continues to be less than 100K, and most sales in this price point selling at a median of 107% over asking, this particular market will continue to be very hot.
However, if shadow inventory continues to be released, we can most likely predict that sales prices will remain depressed as more inventory continues to be released, thus keeping prices steady.
We can only hope that REO inventory will start slowing as our economy continues to recover and this should allow our prices to finally start rising.
Latest trends show an increase of 25% in median price over same time last year, but that was with a decline in REO inventory release for last quarter, but now it appears this is starting to release again, so it will be interesting to see if we can continue our price increase pace.

People ask me everyday how I can claim to be an EXPERT in Short sales? I answer simply, EXPERIENCE, SUCCESS, KNOWLEDGE, and TRAINING all combine to make an EXPERT.

As proof of the quality of my work, Wells Fargo today APPROVED MY SHORT SALE in 3 1/2 hours after submission. Now we just have to wait for the buyer to complete their financing and we will close on Jan 31st or 34 days from submission to closing. Now that is the definition of an EXPERT!

What is a short sale? This is anytime a lender is willing to accept lower than the payoff amount of the loan. Now you may ask, "why would they do this?" There are several reasons, but mainly any time they can prevent a foreclosure and receive some money for the property, they are making a better business decision.
Without getting to deep in detail, the process is extremely complicated and takes time, but it can be most rewarding to a seller who has kept good credit only to now face foreclosure and extremely beneficial to a buyer who has the opportunity to purchase a wonderful deal on a great property. Since Jan 1st, HAFA has brought new hope to many desperate sellers and has brought a new selection of buyers to the market for short sales since the traditional shortsale of the past could take from 4 months to never and there was no guarantee you would ever be approved to sell or purchase. HAFA shortsales are applied for completely in advance, and once an OFFICIAL APPROVAL is obtained in writing, the seller is given a specific price to sell the home, and specific criteria to present to their realtor, and when all criteria are met, and a contract is presented for the full price approved by the lender, we can close in as little as 30 days now and if the contract follows the exact criteria of the approval, a closing is imminent instead of the old way of never knowing if it would be approved. And in some cases, sellers get money back at closing to move out with, and get your entire debt forgiven in writing. This way your credit in a typical shortsale will start recovering in under 2 years, instead of 7 to 10 years with a foreclosure, allowing you to restart your home ownership opportunities.

Michelle Fields, and agent for Keller Williams Realty of Port St Lucie, first took this family under her care because their kids attend school together, but after realizing need far exceeded the help of just one person, she started making calls and received some help from Florida Assn of Realtors, but read this story and please send any assistance your heart guides you to.
Michelle Fields shared the following story of a family in desperate need this Holiday Season:
"My husband is 45 and has stage 3 esophageal cancer that has spread to his lymph-nodes. He was given a year to live with a 6 week intensive chemo/radiation treatment program. He has an inoperable tumor at the base of his esophagus that apparently presses on his back causing his back pain. He also has arthritis which I am told makes it more painful for him. He is weak, in constant pain, and has lost a lot of weight. He is self employed and not up to working most days due to his pain and weakness. He also does not have health insurance so all medical costs are 100% ours. We have 5 amazing kids who make the world a brighter place during this hard time. With this blessing, naturally comes a lot of expenses. We have a 16, 12, 11, 4, and 2 year old. I stopped working when we had the 4 year old to stay home with her and work for my husband. This is not going to be cost effective with his company slowing down dramatically. I am actively seeking a Social Worker position without result at this time. I am not giving up my search, but have to budget in day care as well. We are 10 months behind on our mortgage payments and have used credit cards to pay for food and gas to get the kids to school. Not something I am proud or happy about, but that is my reality. If you need to know any other details, I am happy to tell you. Michelle has tried to get assistance for this family through the local Florida Realtor's Association Silent Angels program. Michelle knows this family, Vicki & Steven, through their children – they go to the same school. Vicki has shared with Michelle that there will be no Christmas for the kids.
Michelle did get a response from the Silent Angel program through Florida Realtors. They are going to pay one car payment, the water bill, and provide a gift card to Publix for $500.00. Vicki has also taken a part time job at child services and is relying on one worker that her husband has left. Steven has become bitter and is out of money to pay doctors. Vicki was extremely grateful when Michelle told her the news about the bills being paid and the gift card from Silent Angels.

Our local office under the guidance of Team Leader Gail Hovey met with our Agent Leadership Counsel and decided we could “adopt” this family for Christmas.
