This southeast corner balcony is the perfect place to watch not only boating activities but aerial activities. This 21st floor corner unit is owned by a former pilot who enjoy watching the takeoffs and landings at Albert Whitted Airport in downtown St Pete.Albert Whitted airport was the site of the first scheduled airline flight in history on January 1, 1914.

There are currently 9 active listings in Bayfront Tower, ranging from $299,900 for a 1 bedroom unit to $559,000 for a 2 bedroom unit. There are three 3 bedroom units listed in this range.
There is one Bayfront Tower condo that shows a contract, a 3 bedroom unit listed at $345,000.
There have been 2 sales at Bayfront Tower in 2009, a 1 bedroom unit listed at $199,000 that sold at $195,000 and a 3 bedroom unit listed at $550,000 that sold at $485,000.

This afternoon Tami and I met with the owners of a downtown St Petersburg condo in Bayfront Towers and were talking about internet marketing strategies. They knew what blogging was, in general terms, but didn't understand how that would relate to marketing a property. I was explaining that it's not the same as just saying you have a 3 bedroom condo priced at x, etc - it's about finding points to blog about.
For example, I'd blog about the raised platform in their master bedroom, in the bay window, where they have two comfortable chairs looking out at a magnificent water view - and would tie that in to watching the planes come and go from Albert Whitted Airport, and how that might attract pilots and business executives needing a convenient airport. That led to talks about individuals who had purchased there - how they found it, and why they bought.
Then they told me about a feature even I didn't know about - each floor of the highrise condo has a bicycle room, with a door leading to the back of the freight elevator. So - not only do owners have a place to store their bicycles other than in their storage room, the parking levels or their condo unit, but all they have to do is press the call button, go down the elevator, and bike out into the streets - then reverse the process when they return.
They quickly realized that it's all about letting people know the value of the amenities - what's the benefit to them, how does it affect their lifestyle. We had such a great conversation and so many blog topic leads that I'll be getting back together with them just to write down all the blog possibilities.
They had one fantastic blog idea - and perfect photo op - regarding the library in the building ... but that's a surprise for a future blog.

Bayfront Tower Condominium - downtown St Petersburg - Market Update
Bayfront Tower was the first of the downtown St Petersburg water"front" condos, built in 1975. We locals consider this waterfront, since it has a wonderful, open view of the water, but in reality, two streets and two parks separate the building from the water. This is one of the largest downtown condos with 240 units. Most of the recent condo buildings have their common facilities on a lower floor, but this one has the 28th and 29th floors as common areas, so the views are magnificent. Units have just one parking space, but it's currently the only building that has valet parking included in the monthly maintenance fee. Many of the units have been totally renovated and some owners have combined two adjacent units to make one large one. Kitty-corner from the St Petersburg Yacht Club, the club has been known to deliver meals to members who have been unable to walk over to the Club. Some owners are still there from the 70s, including some of the pillars of the St Petersburg community. When not in Tallahassee, Governor Charlie Crist lives here also.
There are commercial spaces on the bottom two floors, then the parking, then the residential units, then on the top, the common areas. In 2007 there were 10 sales, ranging from $260,000 for a 1 bedroom unit on the city side to $480,000 for a 3 bedroom unit(1,925 sq ft) on the city side. Only one unit sold with a full water view, which was a 1 bedroom unit. There hasn't been a larger unit sold since 2005 when one sold for $1,300,000.
Currently there are 16 condominiums units (less than 7% of the units) listed in the MLS, ranging from $282,000 to $1,000,000. There are no age limits for residents, and pets are allowed.
