Listing right away at the right price?

" I'll start higher and see how the response goes?" This is not a good idea When the price is finally lowered it will attract fewer potential buyers.That may be the strongest negative. Often buyers will browse with their realtor at at a certain

price range and of course that listing will not show up. Because it is overpriced.

SW Cape Coral Potential buyers and agents may wonder "why does this home have 142 days on the market?" Give it your best shot at first. What also happens is that the agent may loose that listing and guess what? the next agent will put it at a lower price. The other negative is that if the sellers are counting on selling before a certain time and have a few potential purchases in mind, chances are these will not be all available by closing time. I do not say that it is always the case but the longer a listing stays in the market the stronger the possibility that that home will start to smell like a rotten fish. In brief; give it your best shot at first.Your Real estate Agent will tell you in black and white what was sold in the area.These numbers do not lie.
