Here is a community that has the spirit and knows how to put on a Independence Day celebration! For the third year in a row, I was able to participate in the High Point 4th of July parade - this year as a driver.
The posting of the colors was conducted by members of the American Legion. The crowd gathered in the community center for good old fashioned hot dogs, cookies, cupcakes, and the singing of patriot songs!

Timber Pines sales for single family homes and villas saw another decline in May over those for the previous month. Sales price ranges, median and average sales prices all decreased across the board. However, as a silver lining for the coming weeks, the total number of homes under contract remained stable.
With a total of 171 active listings, available homes decreased again over those from April.
Timber Pines is located off US 19 in Spring Hill, West Central Florida on the Gulf Coast of Florida, also called the "Nature Coast". Tampa International Airport is just a 45 min drive via the new Suncoast Parkway. The community is a 55+ Country Club community offering several golf courses, two community pools, Activities Center, Clubhouse, Performing Arts Center, as well as many social clubs and events.

Toady I went to inspect a property that I took as a new listing and to take the listing photos. Just doing my job. I removed a few dead bugs from the vacant home whose owners live out-of-state, I swept a little dirt away from the front door.
I took my photos, put up the lockbox and the sign. As I proceeded around the house, a sound got my attention and caused me to look up.
To my big surprise, there is someone who is calling this house a home already! Should I call him a tenant? Should I call him a squatter?
A little owl had made his home in the exterior molding which consists of some sort of foam and in absence of hollow trees or caves is apparently quite suitable for nest building!
He peaked at me, I peaked at him, we didn't seem too threatening to each other.
But wait.. the house is for sale! Do I need to disclose the feathered occupant? Do I just not say anything and hope once he is discovered, the new owners will allow him to stay? What I probably will do is to find a wildlife rescue organization and ask for advice. I'd rather see him moved than evicted!

The month of April brought a mixed bag to Timber Pines as far as sales transactions are concerned in the community.
Sales for single family homes saw a slight decline over those for March 2009. Both average and median sales prices declined and the marketing time increased. On a better note, the number of homes under contract remained stable.
Sales for Villas in Timber Pines offering maintenance-free living were a different story in April. Number of closed transactions increased as well as the overall price range and with it the average sales price. Active listings decreased but so did average and median prices.
With a total of 174 active listings, available homes decreased again over those from March.

We started in this business when it was going downhill so we have never seen it really good. We have had to work really hard to get our business. We learned everything the hard way. We spent a lot of money getting our names out there and it seems to have worked. We had a great year in 2008 and were the #1 Sales Producing Team at our company which happens to be the #1 Company in our County by millions.
We have had this thing happen that we aren't sure about - we are so busy we can't breathe. We are not complaining but we have not seen this side of the market before. We find we are working twice as hard for 1/2 the amount of money. But we are selling homes and our sellers and buyers are happy! Perfect world - almost. We have short sales hanging out there and foreclosures - but they seem to be selling. I hate short sales because they are so frustrating but they are a reality. So we live with them.
We see people in pain and we don't know what to say other than we will do the best job we can to help you. I'snt' that what we do? We are the keepers of the land. I will never forget how I felt when I first heard that. I take it very seriously.
We changed our marketing because the high end homes aren't selling but the homes that are affordable for first time home buyers are. Those are the sellers we are working with now. These are the people who are buying and they should be. Its a wonderful time for them. They can live the American dream that is our right. Its exciting to see someone buy their first home and watch them when they sign the papers. Its wonderful.
Our team is excited and looking forward to the future in this business. I love it!
