It seems there are plenty of people who have been cheating the systems. (What's new?) It looks like people who have moved away and have been renting out there homes. It makes sense with the inventory still so high to at least cover the cost of the mortgage.
Here is the problem. Since they moved away its no longer consider a Primary Residence. So you are to report when you move away and you will be taxed differently. This money is used as our school money and for fire and police for starters. So here we are losing money because they haven't updated there records.
So the property appraisers office is going through all the records and heading out to the homes and looking to see if people are still in there homes or if someone else is there.
The City of Sunrise was able to recover $181,000. It may not seem like alot of money, but when a school can put that money go back into the system that can cover alot!!
So if you have moved and haven't updated your address I suggest you do so now.

The other day I meet with some buyers. We set up to meet in Sunrise to view some HUD homes they were interested in.
I made my showings calls and all was set. We were viewing all the properties I had layed out for them. Things were going well. Once we were done with the list I had the husband asked if he coud drive me by a property they noticed the other day that was not on my list.
My reply, But of course! So we headed out to take a look and it was vacant. Perfect, and I noticed it was on Supra, Even better! Well I open my glovebox in my truck and pull out my Activekey and to my surprise DEAD. Dead as a door nail. I looked for my car charger that is usually in the glovebos as well and of course its not there.
Great now what do I do? I explained that my key is dead and my charger is not in the car. We walk around the outside of the house and peeped through the windows. It turns out the wife didn't like the house anyways because the Kitchen was to small.
Moral of the story? Make sure when you head out with buyers that your key is charged and make sure your back up is in the car. Even if none of the homes you are viewing are on Supra. You never know what you may run into!

I guess it had to come to this! Realtors who are involved with Short Sales,Foreclosures and REO`s are convinced they should be able to render legal opinion quoting make believe law.
Recently, I`ve seen Realtors place insane prices on homes justifying what they`re doing by saying they can convince the lenders to agree to a sales price, assist in negotiating the sale,and advise their clients to offer commissions that the lenders would never agree to!
When offers are sent to some Realtors they seem to decide for themselves which offer is worthy for the seller, not quite understanding "Present all offers"..
We sent in a cash offer on a condo located in Sunrise,Florida the other day. The offer was $10K below the asking price. The agent called us telling us the offer won`t fly for the lender, why? Because the Realtor not the lender said so!
Upon further questioning I realized this Realtor was way over their head in rendering any opinion.
The Conversation is as Follows:
Realtor Advocate: The offer you sent us isn`t going to fly!?!
Me: Really, why is that? The property has been listed for a year.
Realtor Advocate: I`m assuming the bank will reject this offer, so why waste time?
Me: Waste time? Weren`t you ever told to "Present all offers"?
Realtor Advocate: That doesn`t matter anymore.Either increase your offer or i will not send it!
Me: It`s an all cash offer. If you don`t send this in the next 20 minutes I will lodge a complaint to your board.
Realtor Advocate: I`m doing nothing wrong. I`m protecting my client from losing more money!
Me: You and your client haven`t a clue. What`s your Brokers name?
With that I immediately notified the agents Broker informing them of the misdeeds of this insane Agent`s rendering legal opinion.
All rules an regulations were not adhered too, nor did this Realtor seem to grasp what they were doing.
The offer was sent to the lender. We`ll see what happens now!

So Quaterdeck will be serving free wine on Saturday Valentine's Day. How great is that! When you purchase an dinner entree they will serve you free wine.
You will be limited to 3 glasses a person. I don't know about you, but 1 glass usually gets me dizzy. I don't know if I could handle 3, but its good to know I can be served 3.
I think its great they are doing this. Quarterdeck is one of my favorite places to eat at. I may stop by on Saturday. Hope you enjoy your wine if you go!
