32301 Home PricesIt has been a while since we looked at the Downtown Tallahassee real estate market, so today I compiled a report of recent home sales in the 32301 zip code, which is in the heart of Tallahassee's downtown area.

The boom of the housing market which began in 2004 brought several condo developments to downtown Tallahassee which quickly changed both the perception and the reality of how people live in the heart of Florida's capital city. A "big city" style of living that is just starting to catch on, but is wreaking havoc on simple real estate analysis tools. Unlike most other zip codes, the property type variance in the 32301 zip code in downtown Tallahassee make my study of "averages" go crazy.

Downtown Tallahassee Home Prices Continue To Decline

Average home prices in the 32301 are down from a high of over $196,000 In June of 2006 to $88,256 recorded in August, which is a dramatic decline of over 57%.

Downtown Tallahassee Home Values Decline

Home values in downtown Tallahassee came down as well, falling 61% to just $73 per square foot in August 2011. When we remove condominiums from the mix, the decline was still a hefty 44%, which is significantly worse than the average in the Tallahassee real estate market.

Conflicting Reports On Tallahassee Condos?

It has been quite some time since we have reported on Tallahassee Condo and Townhouses, so today will serve as an update on this ever-growing segment of the Tallahassee real estate market.

If you are in the market to buy a Tallahassee Condo, you need to understand the diversity of what you will find and the basis of value around town. You need to decide if you are looking for a student condo (condo and townhouse will be used interchangeably for the purpose of this report), a downtown Tallahassee Condo, or if you are just looking for great affordable living space.

Condominium And Townhouse Sales Report

When we plot the one-year trend of condominium and townhouse sales, we see rising average price trends and rising unit sales trends. In the graph below, the blue line represents the average sales price trend while the purple vertical bars measure the trend of average monthly unit sales.

Before we can come to any conclusions, we also need to see what is going on with new construction for condominiums and townhouses in Tallahassee. The next graph is similar to the one above, but it measures new construction only.

When we look at new construction information for Tallahassee Condos and Townhouses, we get a completely different picture. Unit sales are at a healthy level (when compared to past, non-boom years), but the average price is trending down 45%.

So, why the big difference in results in terms of new condo sales versus existing condo sales in Tallahassee? The difference is due to “liquidity,” meaning relatively few units are selling and so when the Downtown Tallahassee Condo Market chimes in, it has a significant impact on the average price reports.

Downtown Tallahassee Condo Market Is Growing

Picture of Downtown Tallahassee CondoReal estate in downtown Tallahassee has been dominated by the commercial sector since forever, but residential opportunities are starting to take traction. While there have always been a scattered presence of townhouses, condominiums and apartments, the luxury condo market is finally taking shape.

The following is a quick list I produced by pulling some of the more active condominium developments in downtown Tallahassee. There are many condominium developments now compared to the relative few just ten years ago.

Due to the current market conditions in Tallahassee (and Florida and the entire US), there are some great values available. Many units are now selling below what it would cost to replace them. As you will be able to see, prices go from super-affordable to well over $1M.

When shopping for a downtown luxury condominium in Tallahassee, buyers have a great selection due to the glut of inventory on the market. The amenities that are being offered range from absolutely nothing to downright incredible, so shopping is very important. Two financial points to consider if you are going to be buying a condo downtown include:

  1. Condo Fees – Unlike buying a single family home where you can easily compare apples to apples, one must consider condo fees in the value consideration. For example, a unit selling for $150K with a $500 per month condo fee should not be compared with a condominium selling for $150K and having a $200 monthly condo fee. The extra $300 represents a value difference of over $60K for a unit that is financed with 3.99% interest, meaning a unit that is selling for $150K with $500 in monthly condo fees has a similar monthly cost as a $210K unit with $200 in monthly condo fees.
  2. Financing – 100% financing is available on some of these units. While this would not have been “headline material” several years ago, it certainly is today. Both owner-occupants and investors can buy a downtown Tallahassee condominium with low interest rates and 100% financing. Since financing is typically the costliest expense in buying a condo unit, this makes now an incredible opportunity.

Our offering in this year’s Parade of Homes is a prime example of why many people are considering downtown Tallahassee as great place to live. Within walking distance of so many great places for dining and entertainment, it is not surprising that buyers are taking advantage of great low prices, 100% financing, and interest rates so low it would make our President blush.

After knocking out the Tallahassee Real Estate Newsletter yesterday, I have a limited amount of time for today’s blog, so I will give a brief overview of what has occurred in the downtown Tallahassee market.

Downtown Tallahassee Condo Sales Still Relatively Strong

The first thing that I discovered when viewing the downtown Tallahassee condo sales was that it was performing differently than the rest of the Tallahassee housing market. While it did see a boom, and then a great fall-off from the boom, we have seen the downtown market return to levels that were “normal” prior to 2004.

In the real estate graph below, new condo unit sales are shown in blue, while existing condo unit sales are shown in red, for the 32301 zip code in downtown Tallahassee. The one year trend shows that we are averaging about 7 units sold per month, half new and the other half existing units.

Condo Prices Recover To An Affordable Level

Many people who are interested in condominiums and townhouses in downtown Tallahassee will be happy to know that the average price for one of these units is around $180,000. Some units sell for upwards of $1M, or as low as $125K, but there are plenty that can be found below $300K.
