Swift Creek Woods is a newer and popular neighborhood on the Northeast side of the Tallahassee real estate market. Currently, there are no homes for sale in Swift Creek Woods (this link always shows active listings in the Tallahassee MLS), but as with all newer neighborhoods, this will be changing as the normal life-cycle changes cause people to move. And since the majority of people there bought their homes five to seven years ago, we can expect that we’ll be seeing some for sale signs soon.

Swift Creek Woods home prices have held stronger than most in the Tallahassee real estate market. Currently, home prices are down about 26% since the peak of the market. Thus far, only 1 distressed property sale has been recorded in the Tallahassee MLS (red bar in chart), and there has been little activity in the neighborhood since after the new homes were sold from 2002 through 2005.

Swift Creek Woods home values have out-performed the majority of home sales in Tallahassee, with values dropping 25% through last year, though one home sale this year has brought the drop to only 19% since the peak of the housing market.
