Rehab a Home in Tampa Florida with HUD'S FULL 203K loan

HUD'S Full 203K Rehab Loan Program Process

1) PREQUALIFICATION - The buyers submit income,asset and credit documents to Jim Poole. The approval or denial is provided in writing to the buyers with-in 3 business days of application.

2) VISUAL LIST OF IMPROVEMENTS - The buyers visit various home improvement stores (IKEA,Home Depot,Lowes ect..) to see what the repairs will look like once complete.

3) PROPERTY SCREENING - The Realtor helps the buyer locate a suitable property. Size and Condition are not issues with the 203k Loan because it allows buyers to expand and repair the home to their liking.

4) CONTRACT ON PROPERTY - The contract is written "Subject to 203k Rehab Financing" and the home is sold AS-IS with "Right-to-Inspect". The loan amount is "To Be Determined By Buyer"

5) TERMITE INSPECTION (WDO) - *Order immediately. Live infestation requires treatment by seller or must be included in with buyers repair estimate.

6) BUYER SELECTS ( Streamline or Full) - Streamline allows up to $35,000 for cosmetic repairs. The Full 203k allows $35,001+ for structural repairs and added square footage.

7) ARCHITECTURAL PLANS AND WORK WRITE UPS - Structural changes and additions require a 203K Loan consultant who completes an inspection/feasibility study. The Cost of this service ranges from $500-$1000 and is paid by the buyers up front and reimbursed to them at closing.

8) CONTRACTOR ESTIMATE - The contractor uses the work write up and coordinates with the 203K consultant to insure all items are addressed and that estimates are accurate.

9) GOOD FAITH ESTIMATE AND LOAN DISCLOSURES - A loan estimate is provided to the buyer showing the total loan amount, interest rate and fees.

10) CLOSING - Buyer closes on loan in "AS-IS" condition. An escrow account is set up for payments to contractors.
