Does Your Loan Officer Take You Golfing and then Give You Prequalified Purchase Leads?
I buy purchase leads covering the entire State from the Pan Handle, all up and down the East and West coast from Tallahassee to Palm Beach to Key West. I started off a little over a year ago with Active Rain and started purchasing exclusive purchase leads. These leads are from people all over the United States who have indicated an interest in property located in the Tampa Bay Area. I was taking my local Realtor contacts golfing and giving them all prequalified buyers to contact and set up appointments with. After closing 10+ loans per month for the last year and a half I just recently decided to cover the entire State of Florida and now I'm SLAMMED!!!!
I don't have the time to play golf for awhile as I am hiring another personal assistant or more like an assistant for my current personal assistant. Anyways be on the look out for Referral request for your prospective areas while I work to get these clients prequalified. I will be using my Active Rain account to locate the best Realtors for my Prequals.
Here's the deal I buy the lead, contact the prospect determine their areas of interest. Then I take a 1003 pull credit and get them to send me a copy of their financial statements. A lot of work goes into properly qualifying a prospect and by the time I am finished I have spent a good bit of my time and money doing it; so I need these prequalified buyer to be contacted and appointments set up to see them ASAP.
I am only sending my cash buyers to agents who are sending me business in return; so if you want to get on that band wagon you have my contact information. I NEVER EVER forget a Realtor who has sent me a client to prequalify for them.

The Good, The Bad and The Ugly of Real Estate Financing Being a part of the thrill and euphoria that people have when they purchase a new home is a feeling few people will ever know unless they are involved in the process. I have always been on the financing side of the process. It can be very frustrating at times. Meeting constant dead lines day in and day out "do we have a HUD for the closing tomorrow yet?" "we need the closing documents from this morning by 11 if you want a HUD today" "get everything on the list to us by 2 if you want to close tomorrow" "today's continuing education classes are at 3; be there!" "I need your pipeline reports by 5" "you have a closing scheduled for 6:30; at the title company" "mandatory social event this evening at 8" "don't forget we have a branch meeting first thing in the morning" "honey I need to speak to you; it's very important; will you please call me back???" it can all be very overwhelming.
But somehow at the end of the day after a loan closing the look in the eyes of the new homeowners can make it all worth while for me.
So that is the Good and the Bad; but what you might ask is the Ugly? Emotions can run high at times. Panic can set-in when things don't go as planned or hoped; frustrations can build and words can be said that are hurtful; finger pointing and false accusations can cause tempers to flare. Long term relationships can be strained; what started off as an enjoyable golf outing on a meet and greet can end up with feelings of "thanks for nothing" following a phone conversation regarding a mutual client. Even after a successful loan closing the process itself can leave us making a mental note that if we ever have to see or speak to that person again in this life time; it will be to soon.
Being a part of the thrill and euphoria that people have when they purchase a new home is a feeling few people will ever know unless they are involved in the process.

Florida Contractors for the FHA 203k Loan In Tampa
First and foremost your contractor should be properly licensed and insured. someone Located locally with valid credentials and a solid reputation is what you are looking for. Get bids from several contractors and make sure they are familiar with the FHA 203(K) Loan Processes. You will be working hand and hand with the person you hire so make sure you feel comfortable with them going in. Every project should have a detailed description of materials used along with a payment schedule. The contractor who is familiar with the 203(k) loan process will understand the requirements set forth by lenders for completion dates and payouts from previous jobs.
Do not pay the contractor anything up front. Once the appraiser and I have had a chance to look at the estimates and determine if the improvements will add enough additional value to the property to satisfy the lenders requirements the work order can be set in motion based on the loans close date.
