A few people have asked me about Crescent Oaks which is a gated community that is in the north part of Tarpon Springs, Florida. This exclusive gated community has large single family homes and villas and has a golf course called Crescent Oaks Country Club, a pool, a playground, a tennis court, a recreation building, a fitness center, security, and a guard house at the front gate.

In the Multiple Listing Service (MLS) realtors ® list it under "Crescent Oaks" under "Subdivision Name."

For June 2009 there were two single family homes in Crescent Oaks in Tarpon Springs, Florida that were listed in the MLS and sold in June 2009.

They were as follows:

3672 Welmore Court: 2,721 heated square feet, 3 bedroom/3 bathroom with a pool. Sale Price: $350,000.

3832 Brooksworth Avenue: 3,345 heated square feet, 4 bedrooms/3.5 bathroom with a pool. Sale Price: $400,000.

Therefore you can see that the sale prices ranged from $350,000 to $400,000. Neither was a short sale, bank-owned/REO property, or HUD home.

With a "new type" of Market, I am finding that "thinking out of the box" is a VERY good thing. I have been personalizing EVERYTHING, I send out. Why buy store bought cookies, when you can have homemade? I think sellers are scared, and feel more secure with a more personal approach. I think it might be a good thing. Maybe this Country needs a more "community type" feel. I know I like it.

I try to handwrite or sign as much as I can. My farm mailings reflect my personality, because I write the editorial for them. When someone calls me, they almost feel like they already know me. Believe it or not, I am actually getting calls from my mailings! Whether it is "I just wanted to call to say, I liked your letter." or "I really would like to work with you." calls. Getting used to blogging has helped tremendously! Kind of broke me out of a shell.

Anyway....this is just one of my suggestions toward being a successful Realtor. Try it, it can't hurt!
