I have a double wide mobile home listing at 131 Val Jean drive in Sunset Acres, Mile Marker 93 in Tavernier. My sign was displaced by the sewer construction. The sign is back up and I am getting quite a few sign calls.
The asking price is $535,000. It is the second home in from the bay with open bay views. People call me off the sign and ask the price. I tell them and they think it is too high. What do people expect a view like this to cost?
The canal has sheltered dockage and it is second from the end of the street. When the mobile is removed and a home built, you will have open water views from two directions.

We wrote an offer for a condo in Futura Yacht Club on Saturday evening. The other agent picked it up at around 7:00 PM.
My
buyers were diving yesterday, so it wasn't weighing so heavily on their mind. But once they came out of the water, the wondering began.....
Will they take our offer? Will they counter to high? Will someone else have a higher offer? Will we be able to close in time to rent it out for July? Will they answer us SOON?
I try hard to keep them calm. In this instance, our offer was right on a recent sale, but this unit is better, now we have to determine how much. The sellers were traveling yesterday, so they probably didn't see the offer until last night. The agent on the other side is a Pro.
My Buyers are not emotional about this AND we have a back up unit if this doesn't fly. But, I have a feeling...........

We have a short sale property in Plantation Key Colony in the Florida Keys.
We had a denial of the offer of a short sale. The wording was "The net amount to AHMSC is too low. Based on that value this is a counter of ....." I am so confused, are short sales, or any sale for that matter, based on net amounts or actual values?
Does anyone have any experience with a situation like this? Is it common for the mortgage servicing company to require an appraisal when their value is too high and isn't in keeping with current sales?
I have to hand it to the contact at the AHMS, she responded very quickly to my fax and voice mail message. For that I am pleased and grateful.

OK, all you Google Juice wizards out there, I would like some input as to the Google Juiciness of this photo. I have name it "Pool area of 209 Bougainvillea in Plantation Key Colony in the Florida Keys by Kathy Denworth.jpg"
Does this help me on a couple of Juice levels? If not, what should I do/have done differently?
And a heads up about naming the photos and then adding them to your MLS. I was told that by adding "photo by Kathy Denworth" I was violating our rules having to do with branding because the public sees those photo names. I didn't know that, I thought all they saw is what you named them.

There is a new FRENCH bakery and Coffee Shop at Mile Marker 92 ocean side in Tavernier, in the Fabulous Florida Keys. I stopped by yesterday, ran into a Friend and fellow Realtor, and sampled some of their fare.
My friend Agnes was leaving the cash register with a luscious looking coffee, which I found out was a Mocha. Mocha happens to be my weakness, so that was the first thing I ordered. The whipped cream was home made and the chocolate drizzled on top was dark and rich. I thoroughly enjoyed my coffee and am happy to say I no longer have to drive to Key Largo's Starbucks for my favorite brew.
I also perused the pastries. I ended up with a Chocolate volcano tart, which I am going to use to surprise my friend Terri who gifted me with a fabulous ring left on my desk yesterday.
Getting back to the Bakery, they also had croissants. I don't mean the grocery store kind, I mean the kind you get in Paris that are lighter than air and are REALLY flaky. They had a ham and Swiss sandwich on a croissant and suggested heating it for a couple of minutes to bring out the flavors in the ham and Swiss. I took that for my lunch.
Oh, I don't want to forget the Blueberry scone that I had with my tea this morning. It was Bursting with Blueberries.
Just remember, the Europeans do not make their pastries as sweet as we do here (which is probably why they can eat them more often).
Did I mention they roast their own coffee? I'll go more into that in another post.
