About Tavernier's Plantation Key Colony

We have a short sale property in Plantation Key Colony in the Florida Keys.

We had a denial of the offer of a short sale. The wording was "The net amount to AHMSC is too low. Based on that value this is a counter of ....." I am so confused, are short sales, or any sale for that matter, based on net amounts or actual values?

Does anyone have any experience with a situation like this? Is it common for the mortgage servicing company to require an appraisal when their value is too high and isn't in keeping with current sales?

I have to hand it to the contact at the AHMS, she responded very quickly to my fax and voice mail message. For that I am pleased and grateful.

OK, all you Google Juice wizards out there, I would like some input as to the Google Juiciness of this photo. I have name it "Pool area of 209 Bougainvillea in Plantation Key Colony in the Florida Keys by Kathy Denworth.jpg"

Does this help me on a couple of Juice levels? If not, what should I do/have done differently?

And a heads up about naming the photos and then adding them to your MLS. I was told that by adding "photo by Kathy Denworth" I was violating our rules having to do with branding because the public sees those photo names. I didn't know that, I thought all they saw is what you named them.

We have all been advised to name our photos for Google juice, not to mention getting our name out there. This photo has been named "209 Bougainvillea St in Plantation Key Colony, the Florida Keys garden 1 by Kathy Denworth" Why? Let's look at the key words this title will pull from:

Florida Keys
Plantation Key Colony
Kathy Denworth
Bougainvillea

Not bad for a mild mannered little photo! Not to mention that once it is named on my hard drive, it is upload with the same name to Zillow, C21 International, Trulia, Active Rain etc, etc, etc. NAME THEM WHEN YOU TAKE THEM, and let them work for YOU!
