Market Report Titusville FL 6/4/09 - With Absorption Rate

This is a short report which covers all of Titusville - MLS areas 102, 103 and 104 starting near
HWY 46 to Kings HWY on the south end.

I do specific reports on each of the MLS areas separately as the dynamics are different for each MLS area.

There are currently 677 active listings in Titusville
There are currently 145 properties under contract
There have been 260 closings in the past 6 months

Yes, there are fewer listings than the last report and more properties are under contract. Number of closings in the past 6 months has also improved.

ABSORPTION RATE

Simply stated it will take 15.62 months to absorb the inventory of properties for sale at the current levels. This is a vast improvement over the past 2-3 reports. We're not out of the woods but definitely moving in a good direction. This is excellent news.

The formula is simple: # of sales in 6 months divided by 6 = absorption rate.
# of listings divided by absorption rate = number of months to absorb.

There are 6909 single family residences currently listed in Brevard MLS compared to 9,049 in November's report. The inventory is finally decreasing and that's the best news we could have :-)

4,821 single family houses
1,655 condos
433 townhouses

This is the current map showing the incidence of Swine Flu. I haven't been hearing much about it on the news lately so I was quite surprised to see the huge increase in numbers....almost fivefold. I don't know what exactly it means, just that I want to keep some sort of tally....just for the record! Nothing fancy here....just simple and easy instructions

Open your Outlook (Express) program, then click:

File, Export, Address book. Select: Text File (Comma Separated Values) click Export
Save Exported File as: Click Browse, and save to your desktop or My Documents folder.

File Name: AddressBook 6-2-09 (I save the address book with the current date) click Save.
Make sure it saves as a (*.csv) file! Click Next>

Select the fields you want to export: Selecting all of them is suggested. Click Finish and the
.csv file will be saved to your designated folder. THAT SIMPLE :-)

You will get a screen that says "address book export process has completed." Click OK
You're done and your address book is saved and ready to import to a new location.

When you are ready to import your backed up address book to a different computer or
application, locate your saved file or email it to your new computer and save the .csv file
to the new computer then follow these instructions.

Click: File, Import, Other Address Book. Choose: Text File (Comma Separated Values)
Click Import, under Choose a file to import: Hit Browse, select your saved .csv file "Address
Book 6-2-09" (Desktop or My Documents) click Next> select the fields you wish to import
and click Finish.

At this point you will get to choose replacing any duplicate entries. Yes to All or No to All.
Your choice - unless you want multiple addresses for your clients or friends, I would
suggest Yes to All.

Congratulations you have just saved and imported your new address book!
