Great deals in Treasure Island right now. There are a few Sun ketch townhomes for sale under way $200,000.
It is a great community right on Isle of Capri. All of the units are around 1000 square feet (give or take) and they have a huge oversized 3 car garage. This is a great price considering that these units sold for $280,000 ad $290,000 just a few years ago.

I showed 4 units in Treasure Island today.
They are on Isle of Capri and the subdivision is Sun Ketch.
I personally like the Sun ketch units a lot. They are small townhomes in a residential area and walking distance to the beach. You have about 920 heated square feet on the first floor and a huge huge garage the same size on the ground floor.
This development has a good combination of people who actually live here year around and snow birds that use it for a winter retreat.
The units are all the same give or take 50 square feet,
same age, same floor plan same . . . . .
Currently there are 5 units for sale.
The first one we saw was prices at $199,900. This unit was clean but not updated at all. Formica countertops, old kitchen, old metal closet doors, old appliances etc.
So, it was pretty much in original shape but it had a nice view.
Than we saw another unit , also not updated but with a water view onto a pond and they were asking $ 215,000 which was maybe a little high compared to the first one, but still ok, after all prices are negotiable.
Another unit that we saw was priced at $227,500. It was updated and had all new appliances, new kitchen cabinets, new carpet, new paint, new. . . .
It was a really nice unit very tastefully done, the view was not good but all together the price was very fair.
That brings me to unit #4
Asking price $259,000 and guess what - same as first one, not updated at all and the view wasn't that nice. We are talking about a $60,000 price difference for a comparable unit !? What is the seller thinking? What is the Realtor thinking? Would be interesting to know.
