Beware of Mortgage Payment Reduction Notices

Every time the government comes out with some kind of program that is supposed to help homeowners there are companies that use marketing tricks to take advantage of that information.

There is nothing wrong with piggybacking off of the news or events. In fact that is very smart to do in your marketing for any company.

However, there are laws that must be obeyed when it comes to advertising and there are laws against false or deceitful advertising especially in the real estate and mortgage space. But that does not stop those who will use false advertising from doing it. And they tend to do it on a big scale.

The biggest trick they use it to make their mail look official as if it is from the government or from your lender.

Be very careful. There are so many scams out there. And there are a lot of "almost scams" - the ones that just toe the line to really look out for.

Right now there are these "payment reduction notices" being mailed out. We actually received one. The dead give away on ours was it was stating on the notice that our bank had our payment reduction in their "pending review" department. Well, the pending review that was listed was from a bank we had over 8 years ago and had refinanced with a new bank since then.

They make the mailer look very official.

It contains:

• An official looking ID number.
• Department phone number that looks official ( after all we call government offices, departments)
• Payment Reduction Status- then it says there- PENDING REVIEW
• Code- Oh yes, a code sounds important, doesn't it?
• Then it says they have important information about your loan. Sounds serious!
• Address Personal ID number- yes, that sounds official, like a government usage of words
• Notice Type: Homeowner relief ( this is the part that makes it appear like it is the government program)

Regarding: Home Loan Assistance Program. Hmmmm, that is the name of the government program. But this is NOT the government program they are sending out. This is where you need to be very careful. If you think you are calling the homeowner's relief program you will likely believe that the offer being offered to you is something that is good for you when in actuality it is not going to be.

Please be careful and don't fall for these false advertising Mortgage payment reduction notices.

The Isles at Wellington is a gorgeous guard gated single family and estate home community in Wellington Florida. Throughout 1999 up until 2003 Kenco Communities, Rutenberg Homes & Lennar Homes constructed 758 single family and estate homes.

Like many of the other communities throughout Wellington Florida property value increased at a rapid rate in the Isles at Wellington and reached it's peak in 2005 with a median sales price of $640,000. Since 2006 property value in the Isles at Wellington has been decreasing, but homes continue to sell. As a matter of fact as of February 2012 The Isles at Wellington is a SELLER'S MARKET, which means there are more home buyers than homes for sale in The Isles at Wellington.

The above graph displays The Isles at Wellington home sales for 2002 to 2011. The dark purple shows the number of homes sold while the light purple shows the median home sales price for that particular year. You will notice an increase in the median sales price in 2010, which could most likely be contributed to the First Time Home Buyer Tax credit that was offered in 2009 & 2010 and in my opinion re-engized the real estate market.

As of today there are only nine homes for sale in The Isles at Wellington starting at $319,900 up to $929,000.

Rebuild Tiger Shark Cove Park Wellington Community Project- Sign up to help.

Here is the post I originally wrote about the rebuilding of Tiger Shark Cove. This post was a featured post. There is a link at the bottom of this post that is a post I wrote about Tiger Shark Cove back in 2008 about how the entire park was built by our community and all volunteers.

The dates for the rebuild are March 21st through March 24th. There will be childcare available. Kids can help with rebuilding projects too. There are two shifts, a morning and afternoon shift each day and a whole day shift. Choose the one that works for your family.

Many of you already know but for those of you who are new to Wellington you may not know.Wellington's Tiger Shark Cove Park right next to the Wellington Community High School on Greenview Shores Blvd in Wellington was a community project that was build in 2000.

In 2000 the community of Wellington residents and business owners came together to build Tiger Shark Cove. This project was a huge success. We raised the money from local businesses to buy the park equipment and then the residents here all chipped in with their time and money to build the park.

Many of the youth who helped during this project were from the Church Of Jesus Christ of Latter Day Saints. Many of these youth have since gotten married, have children of their own and many have moved away from Wellington Florida because of work or college. But their dedication to Tiger Shark Cove will not be forgotten.

Tiger Shark Cove was build entirely by volunteers.

Tiger Shark Cove is now in need of some updates. Local school children have been asked about what they would like to see in way of updates to the park. The updates will mostly all be build with volunteers just like before.

When you visit Tiger Shark Cove you have the warm memories of a community coming together to build a wonderful community park for the community to enjoy.

On Saturday January 21 at Tiger Shark Cove- the re-design and updates will be revealed from 10 a.m. to 12 p.m.

The actual work will begin on March 21 and should be finished by March 25th. Bring your kids with you and be a part of the community experience!

Palm Beach County Foreclosures are back in full swing again. The robo-signing disputes are pretty much over. All of 2011 we did not see very much foreclosure activity or many foreclosure lis pendens filings because 1. the banks were dealing with the robo-signing problems and 2. the big banks were waiting to see what they were going to end up negotiating with the administration.

Last month almost 1,200 homes went into foreclosure! That is an increase of 58.5% over the same time last year.

Sharon Block, the Court Clerk said she was not suprised at all. They were expecting this increase because of the delays from last year.

The state of Florida is loooking for ways to deal with the 368,000 backlog in foreclosure courts.We need to be mindful of what those changes will be because you want to protect your property rights. There is a bill that just passed the house and is now in the state Senate regarding a fast track for foreclosures.

Completed foreclosures are now also on the rise. In February there were 929 properties advertised for sale and about 68 % of these were closed on schedule. That is compared to about 49% from a year ago.

If you have been living in your house without making payments for a few years, that time may be coming to a quick end for you shortly. It may be time for you to start making your plans about where you are going to move once the bank forecloses on your property.

Harbur Home Services Home Inspections: How do we Detect Water Damage?

One of the most important areas to focus on when doing home inspections in South Florida, is the detection of water infiltration and damage from moisture. With our FLIR thermal imaging (infrared) camera, I can quickly tell where the water damage is and from there tell what the cause is. There is more to this than just a fancy camera, you must have training on how to use the equipment as well as how to identify what are called thermal “anomalies” or moisture that should not be there.
