Olympia- Wellington Fl Homes For Sale. Currently there are 74 Homes for sale in Olympia- Wellington Fl, a subdivision in Wellington Florida. Out of those 74 homes for sale, 40 of them are Short Sales in Olympia and only 2 are bank owned. That means that over half of the listings in Olympia are short sales.

 

Last year around this time there were over 100 homes for sale in the Olympia subdivision so the inventory has gone down. The reason there are so many short sales in Olympia is because it was being built right in the peak of the real estate boom here. The prices became overinflated very quickly. People were camping out on the sidewalks the night before the new home sales office opened so they could reserve their lots. All it took in those days was $1000 to hold your lot and then they would flip the homes before closing, which usually was a year or so down the road. The prices of these homes were going up like $5000 per week! Some people bought 5 and 6 homes this way, gambling that they were going to make money flipping them. Many people did. But then what goes up, must come down! And so a lot of people got stuck when the bubble burst.

This nice family are not only our clients but they are now our friends. Their children and our son play together so there is more to this story than just selling a house.

He played the piano for us. When he was a youngster in Nigeria he learned to play by ear from his minister's piano. Our sellers came to our country from Nigeria. They are working towards their citizenship legally by obeying the laws of our land, assymilating into our society and learning how to become positive contributors to our society. They came to this country to escape some of the most torturous conditions a human can ever see from mass murders of hundreds of people at a time to the most horrid treatment of women, including rape, slavery and even worse.

You will hear in the video that Mr.Seller never calls me by my name. That is out of respect for me as a lady, a cultural thing, not because he does not know my name.

Once they worked very hard to save up their money to buy a home here in the United States of America they thought they had fulfilled living the American Dream. They attended a church with many African immigrants and people from Jamaica and Haiti. According to our sellers a fellow church goer took advantage of these wonderful trusting people. He was a mortgage broker who told them what loan to get and then told them that he would fill out the paperwork for them. After they bought their home, he came to them not once, but three times to refinance their home. This man abused these good people, betrayed their trust and scammed them completely until they nearly lost their home to foreclosure.

And that is just part of the story. But what I want to say is that they are a shining example of accepting responsibility as you will hear in the video. They did not sit around blaming others for the situation they were in. They did not go to the government demanding to be saved from their choices. These good people did the right thing. One of the great things about our country is that you can fall down and get back up again. It is their goal to own a home again and I know they will.

The Olympia subdivision in Wellington Florida is a resort style community build by Minto Homes. This community was built west of State Road 7, 441 and South of Forest Hill Blvd right across the street from the new and modern Wellington Green Mall and right across the street from Wellington's newest High School.

There are 1000 homes in the Olympia subdivision. Minto is still building brand new construction in Olympia. And then there are 92 homes for sale right now in Olympia. That means that almost 10% of all the homes in Olympia are now up for sale. This is a great time to take advantage of this inventory.

We just closed on one of our short sale listings in Olympia; it was reduced to $374,777 and we closed it for $330,000. The house was appraised by the buyer's lender for $380,000! It was a great buy! And there are many more of these great deals in Olympia right now.

The toughest part in selling a resale home in Olympia is that the builder is very competitive with their upgrades and pricing. Please make sure you bring your agent with you to register you at the builder. The builder's representatives are not agents in your behalf. They work for the builder's interests. Get a buyer's agent to go with you. Minto homes does not raise their price because you have an agent. Also, if you have an agent your agent has to accompany you to register you on your first trip otherwise your agent will not get her/his fee upon the closing. So even if you are not sure this is where you want to buy a brand new home, make sure to bring your agent with you.

As a seller in Olympia your competition is also all the foreclosures and the short sales in this neighborhood. Many people are just walking away from their homes. Please make sure you have an agent who has successfully closed short sales if you are in that situation. This is no time to have a part time agent on your side.
