Southfields in Wellington- Palm Beach Polo- Market Report
Southfields in Wellington is actually a corner section of the Palm Beach Polo and Country Club but it has its' own entrance to their side of the property.
It is really divided into two very small sections of the South Equestrian side of Wellington where Polo is prominant. We call them-
Santa Barbara, Southflieds and Aiken because those are mostly the streets that are in the Southfields section of Wellington Equestrian.

Both of these equestrian areas consist of very large mostly equestrian ranches complete with barns and paddocks and also some vacant land lots that are just perfect for building your own equestrian property fully customed to fit your horses needs.
Since a year ago- 2010 to 2011 there have been only two lots that have sold and closed in Southfields-Santa Barbara-Aiken.
We listed and sold both of these properties.

Of course, neither of these lots were short sales.
Currently there are 4 lots for sale in the Southfields- Santa Barbara- Aiken area and they are:
3575 Aiken Court is asking $595,000 for 2 acres.
XXXX Southfield Road reduced their asking price to $415,000 and is 1.73 acres.
3710 Middleburg is asking $395,000 and is 1.15 acres.
The highest priced piece of land is currently listed at $17,500,000 at 13450 Southfields. This parcel of land is 38.65 acres. This property is perfect for equestrian events. Right now, Polo is played on part of the land. This land is one of the largest parcels in Wellington and can could most likely be subdivided. This is a brand new listing.

The highest priced home sold for $6,505,000 and it was an ALL CASH closing. This is a gorgeous custom built equestrian mansion wtih over 15,000 square feet of home and barn on almost 3.5 acres of land. This home is build in old Italian style court yard design. This home even has a private elevator. The paddocks are huge and plenty of turn out space for your horses. The arena is perfect for training.
3280 Santa Barbara Drive sold for $2,100,000 for ALL CASH. It is 4,136 square feet under air and is 5 bedrooms and 5 bathrooms.
3580 Aiken Court sold for $1,800,000 this year for ALL CASH. It is 7,682 square feet under air and is a 5 bedroom and 4 bathroom home.
We sold our listing at 3611 Aiken Court as a Wellington Short Sale for $690,000. The owner owed well over 1 million dollars on this property overlooking the Polo Fields. This was the lowest priced home sold in this area. It sold for ALL CASH.
Horses are always permitted in the equestrian areas of Santa Barbara, Aiken and Southfields.
As you read this report you notice that all of the sales are for ALL CASH. The homes are all custom built and so it is hard to do a compartive market report with the small amount of data you can glean from the Multiple Listing Service. To really understand the equestrian market you need to be able to view the homes and the land around it. Where the homes are situated on the lots and how close one is to the equestrian grounds and Polo fields is very important. Homes and land that are in hacking distance to the show grounds can ask and get a lot more money than homes that are situated where you have to trailor your horses in every day during the equestrian events.

Wellington Florida Real Estate News: Wellington's Land Development Code Amended
The Wellington Florida Village Council approved to amend the land development code in the Equestrian District.
What most builders do when there is a land use code that says that you have to build let's say for example- 1 unit per acre, what the builders would do to keep costs per door down is to cluster the building of those homes. So for instance they would build 8 houses on an acre of land and then taking another part of the project and setting aside 3 acres for nature preserves, lakes, equestrian facilities, etc. That way they were still adhering to the code of one house per acre.
Well, most Equestrian residents are not too keen on having their neighbors that close. So the new code is going to restrict the number of homes that can be built on an acre of land period. No skirting around it. Basically the Village of Wellington's Council is trying to plug up the loop holes. The new code will only allow at the most, three homes per acre. The new rules also make it mandatory that the amenities be for those living within that community and that the new bridle trails must not cross over roads and that the homes must have access to the bridle paths.
The land use provisions allow for the clustering and so the only thing we can really do about it is to amend the rules and make them tougher to discourage the type of clustering that was taking place during the boom years here in Wellington Florida.
The developers will also have to go before the Wellington Equestrian committee and the Planning and Zoning board with their plans for approvals.
Cluster developments will only be allowed in one section of the Equestrian District. That section is between Lake Worth Road and Pierson Road, South Shore Bld and 120th Avenue South. The reason that this one area has to be allowed the clustering is because of the Country Club Estates which received approval of such and predates the Village of Wellington's comprehensive plan.
The Florida State growth management law states that when municipalities create their Comprehensive plans they can not remove a development right associated with an existing development order; which is that section of land for Country Club Estates.
A lot of residents were not happy when the Equestrian Club, a subdivision on Lake Worth Road in Wellington right smack in the middle of an Equestrian reserve was able to cluster a whole bunch up upscale estate and mini-mansions in that community and then not have any Equestrian centered amenities. Most of the people who live in that community don't even own horses. From now on, with the tougher rules, if a builder wants to say they have an Equestrian community they are going to have to really have amenities like the bridle paths and other horse friendly features.

Southfields of Wellington Florida is the right place for you to either buy an existing home or build your own custom dream home. This gated community is an equestrian and polo heaven. Grand estates line the winding roads that bring back the ambiance of Old Florida.

Southfields of Wellington Florida is located off of South Shores Blvd right past Pierson Road. This is less than a mile from Lake Worth Road West which will take you straight down to the beaches of Lake Worth, just a few minutes from the Florida Turnpike and 441 or State Rd 7. You are also hacking distance to the showgrounds and polo practise fields. There are nice restaurants nearby at the Equestrian Club and the Players Club. The Wellington Green Mall is just minutes away also along with the new Wellington Whole Foods grocer. Publix is also really close, less than a 5 minute drive from the gate at Southfields.
Currently there are 9 estate homes for sale and 3 lots for sale in Southfields of Wellington Florida.
Some of these lots are congruent so if you wanted to build a larger home or have larger paddocks for horses than this might be just the right purchase for you.
Since January 1st of this year only one home has sold. This home was listed at $2,200,000 and sold for $1,762,500.
