Wellington Equestrian Market Report Year End 2011
Wellington Equestrian properties and Wellington Equestrian Farms are in high demand this season. We are busy with equestrian visitors from Canada and South America and new visitors from Europe in the Dressage circuit who are looking for equestrian farms to occupy during the Wellington Winter Festival and the Global Dressage as well as International Polo.
The season here in Wellington for Equestrian properties is between November and April. It is mostly the opposite of folks up north as people up north buy in the summers and people buy here in the winters. Much of the circuits are here in Wellington during the winter seasons so we the town is bustling with horse trailers and riders. This time of year you walk into our local Publix supermarket and Whole Foods and you will see people dressed in their riding attire. You will also see license plates from many states around the parking lots in Wellington.
Over the past year in 2011 - 57 Equestrian properties, Wellington Farms and other equestrian style estates sold and closed.
The top three properties that sold that are considered to be prestine Wellington Equestrian properties are as follows:
4741 Garden Point Trail in Palm Beach Point sold for $ 7,650,000 and the buyers paid ALL CASH for this outstanding Wellington Equestrian Farm. The property was on the market for 749 days which is a typical market time for properties of this stature and price range.
This Wellington Equestrian compound sits on 16 acres and has a new barn with 14 stalls, a tack and feed room. The property also has a covered arena and paddocks. There are 2 grooms apartments and an owner's house along with another guest house with 2 bedrooms.
This was a fabulous buy for all of the Equestrian upgrades to this working farm.
3100 Aiken Lane sold for $7,500,000 and it also sold for ALL CASH. Most of the time with the Equestrian ranches and farms they are paid by cash or private financing. This property was on the market for 1002 days. It is located in the Equestrian Club in the Palm Beach Polo community next to the showgrounds.
This Wellington Equestrian farm is located right next to the Wellington showgrounds which makes it a premier piece of real estate. This farm sits on 4 acres and has a 22 stall barn with tack and feed rooms. It also has 2 grooms apartments. This farm is great for jumpers. It has a wonderful Grand Prix sand ring. It also has a grass ring that has a walker and three large paddocks.
15510 Ocean Breeze Lane is located in Palm Beach Point and sits on 10 acres. It sold for $6,200,000 and the buyers also paid ALL CASH for this property. It was on the market for 385 days which is a very short market time for a farm of this price range.
This beautiful horse farm in Wellington is just a short hack away from the WEF. The main house is amazing. Much of the time when you buy an Equestrian working farm you are getting mostly the apartments for the grooms and an owner's apartment and not always an estate home for the owners. This property has a very nice main house.

Wellington Vacant Land Market Report
Wellington does not have much vacant land left as much of the land has been built on. We are a small town or village as we like to call it.

While there are some lots left on which you can build a house on that are in subdivisions around Wellington, those are not in high demand as the cost to build a new house is more than what you can buy a house for in the same neighborhood in many cases.
However, the Wellington vacant land that is always in demand is in the Wellington Equestrian areasof Wellington. Whenever we get a listing in one of these prime locations we get offers on the land nearly straight away if the owners have priced the property in line with the value.
In 2011 there were 11 such land parcels that sold and closed in the Wellington Equestrian property areas.
Most of the land parcels that sold were located in Palm Beach Point. Most of the land parcels consist of 5 acre lots. These lots have no improvements. You can build an estate equestrian farm in Palm Beach Point with a barn, paddocks and dressage rings.
The top sale for a 5 acre land parcel was located in Palm Beach Point and sold for $695,000. It is located at 15565 Palma Lane.
The second top sale for land in the Wellington equestrian area was sold for $567,000 and it was also located in Palm Beach Point.
