Yesterday Laura and I attended the monthly Greater Wesley Chapel Chamber of Commerce Breakfast.

We try not to miss them.

They are a good networking opportunity in a friendly environment. We see a lot of friends and meet new people.

This month we had about 60 local businesspeople and guests

including Paula O'Neil - Pasco County Clerk and Comptroller.

Our guest speaker was John Hagen - CEO of the Pasco Economic Development Council.

Mr. Hagen spoke about jobs creation and business development in the future of Pasco County.

Mr. Hagen was recently hired from Surprise AZ, where he held a similiar position with that city.

We are happy to have him here in Pasco County.

The Greater Wesley Chapel Chamber of Commerce Chamber Breakfast is held

at 8:00 am on the first Tuesday of every month at Saddlebrook Resort in Wesley Chapel.

The cost for the breakfast is $7.00 and includes a buffet and valet parking.

Oak Creek is a fabulous community in Wesley Chapel FL.  Just minutes from everything including the Shops of Wiregrass, The Groves, and new building such as Publix and other shoppes are supposed to be entering the area in the near future.  Nearby Meadow Pointe is a great community although much larger Than Oak Creek.   The builders in this community were made up of some of the better builders in the TAMPA Bay area.  Oak Creek is a relatively new CDD community built by Suarez, Inland, and Cardel.

With the recent down turn in real estate prices, this same home sold for over $253,000 in 2006, now being resold at a discount of over $100,000 less than it did just 3 years ago!  ...Tell me this isn't the greatest BUYERS Market ever!  The home prices and low interest rates, make this is the right time to buy now!

Great News for Veterans - The recent Homebuyer Tax Credit Extension expands benefits for you!!

Armed service, intelligence service and foreign service personnel on active duty and out of the U.S. for 90 days during any part of 2009 get an additional year to buy their homes - to May 1, 20ll.

Another benefit is a waiver on the time of occupancy. Most homebuyers using the tax credit must use that home as a principal residence for a period of no fewer than three years or forfeit the entire credit. But military, intelligence and foreign service members do not have to repay the credit if they sell their home in less than three years if they move because of official business.

Under the tax credit extension, eligible first-time homebuyers can get a tax credit up to $8,000. Current homeowners are eligible for a $6,500 tax credit, provided they have lived in the home they are selling, or have sold, as their principal residence for five consecutive years in the past eight years.

Income limits for eligible homebuyers are expanded to $125,000 for single buyers and $225,000 for couples. The purchase price of the home cannot exceed $800,000. To help guard against fraud, buyers are required to attach documentation of purchase to their tax return.

Though I believe we have finally stabilized from the 2+ year free fall in pricing that we have experienced, I believe it will be a very slow ride back up to anything near 2005-2006 numbers. That being said the inventory reductions and fewer bank owned options are finally giving seller's some hope in this reasonably priced enclave within Meadowpointe.
