Here goes........................
This is my first blog here on Active Rain, but I'm really look forward to active posting. I think ActiveRain, is a pretty incredible site, and I think it can be very helpful to all whom participate in it.
My name is Richard Stoddard and I keep my real estate practice solely in the Wesley Chapel, Florida area. I do this to allow me to provide superior service to all my current and future clients. I also believe Wesley Chapel is going to be a hot bed of activity and growth here in the Tampa Bay area within the next three to five years. We have three new shopping centers opening within the next two years. One, the Cypress Creek Town Center, will be Floridas' second largest indoor/outdoor mall. It will also include a huge outlet shopping area, large enough to compete with Innisbrook. The shopping malls are not the only reason Wesley Chapel is hot. More people are moving here everyday. Its got a country feel that just can't be beat. Its far enough from the city of Tampa, to be away from all the hustle and bustle. But close enough to be convenient enough to get to work quickly. All the creature comforts are here. Come see.

Each morning I check the Wesley Chapel hot sheet to see what is newly listed, pending, or sold. And each day I see that there are more new listings than homes that went pending or sold. Until that numbers inverses, we are going to continue to see prices stagnant or further decrease. On a positive note, builders are no longer builing 'on spec' and adding to our inventory woes, and large planned developments such as Wiregrass Ranch are on hold.
And finally, until sellers realize that if they bought their home from mid 2004 on, the value of their home has gone down! It is worth less! I know it is a hard pill to swallow, especially if they HELOC'D it up even higher, but your homes value is a market value, not a what you owe or want to get out of it value.......

Wesley Chapel residents certainly have something to cheer about: the development of three, count them, THREE new shopping centers within a 5 mile radius of each other, right in the heart of Pasco county!
The largest, Cypress Creek Town Center is anchored at the Northwest corner of State Road 56 and I-75. It is scheduled to open in the fall, and will house big name retailers like Costco, Books-A-Million, Old Navy, Kohl's, and more. New dining options are another important addition to this center, and will include P.F.Chang's, Fish City, and T.G.I. Friday's, just to name a few. The mixed-use space will also offer apartments, hotel rooms, and offices.
Just East of Cypress Creek, where the existing JCPenny rests, construction is underway for a full-size shopping mall, called the Shops at Wiregrass. Macy's and Dillard's are set to join Penny's as the malls three main tenants, while specialty retailers such as Pottery Barn, Williams-Sonoma, and Lenscrafters will take up the smaller slots. This easily accessible mall located right off of Bruce B. Downs will be a quick drive for Wesley Chapel and New Tampa residents alike.
Lastly, The Grove, which is situated on the corner of State Road 54 and I-75 recently hosted its grand opening with retailers Best Buy, Toys R Us, and Dick's Sporting Goods. While still under construction, The Grove is scheduled to offer more favorites like Bed Bath & Beyond, Michaels, TJ Maxx, and Petsmart in the near future.
