Just awful.., I for one am simply tired of hearing it. As a professional Fort Lauderdale Realtor I have become more accustomed to dealing in facts. Facts such as days on market, months of inventory, trends in sales price. These are the numbers I have learned neighborhood by neighborhood to help me understand the goings on in the Fort Lauderdale Real Estate market.
"The Real Estate Market is Just Awful", is the type of report we all hear daily in the news media, and rarely do we stand up and say, Not Where I Sit ! Lets force the world back to a real estate conversation we all know, by asking a simply question over and over again.
What neighborhood are you talking about ?
The second question may certainly be, Why are we discussing this are you looking to buy or looking to sell ? ( Thank you Gary Keller )
But first steps first, I am urging you to help do your part to put an end to the National Weather Report and talk about you local real estate market, blog about it, promote it talk about the areas that are starting to show signs of life.

Fort Lauderale Waterfront Real Estate is most often about the size of the boat that you can bring in and park in your back yard. However, for some it it only about the Fort Lauderdale Waterfront view, and the tranquility of living on the water. Just North of the Fort Lauderdale Waterfront Homes is the City of Wilton Manors, called the "Island City". When it comes to Wilton Manors Real Estate living on the waterfront is about smaller boating, its about waking up to canoes and kayaks going down the river, its more about a Boston Whaler than a Maritimo. But, its certainly a great waterfront lifestyle.

The City of Wilton Manors is a 2.2 square mile island sitting in between Fort Lauderdale and Oakland Park Florida. The City does have it own brand new city hall, police department, and a downtown that is alive at night with restaurants and clubs. The New York Times rreferred to Wilton Manors as "Gay Mayberry" as by the percentages Wilton Manors is one of the gayest cities in America. The city is surrounded by the middle river creating a great deal of waterfront property. The north fork of the river tends to be deeper and wider as the south fork tends to be a bit more overgrown and creek like at points. Many people as they drive through Fort Lauderdale along 95 have noticed a baseball field just south of Oakland Park Boulevard, surrounding by a waterway and a lake where waterskiers have trained for years. This is one of the many parks of Wilton Manors and the waterway is the Middle River.

All of the waterfront that makes up the Wilton Manors Real Estate inventory is fixed bridge waterfront. At the east end of the city, closest to US1 ( its eastern border ) there are places that involve only a couple of fixed bridges before you are in the intracoastal. These areas are the most expensive when in comes to Wilton Manors Real Estate. Boats in this area can comfortably 25 foot day cruisers. As you head further and further west you will see more and more kayaks and canoes, even a spot where you can rent a kayak for the day, but the power boats get smaller as the fixed bridges get lower. The breaking point for real estate prices is the train bridge near Dixie Highway. Once you are west of this bridge you are talking about flat boats and living on the water because of the natural environment it creates. If you decide to live on the waterfront in Wilton Manors you can expect frequent visits from the Manatee that live in the quiet waterways.
The other day we went out all day looking at Wilton Manors Real Estate and especially waterfront homes. We were amazed at the quality of older home renovations that can be found in the area under $600,000. As the day went on we created a virtual tour of some of the homes we visited to help give you an idea of what Fort Lauderdale waterfront homes are like in the city of Wilton Manors.

In a recent CNN survey, 75% of respondents said that homeownership was their 'American dream.' As realtors, we are selling that dream to many people--an opportunity to become a homeowwner! How great is this....and in doing so, it is our responsibility to educate and make certain that our buyers can truly afford the home and understand exactly what is involved...step by step (especially a first-time home buyer). I'm not a mortgage broker, but I want to be somewhat involved in their loan information...to make sure they understand just how much their monthly mortgage payment will be per month...in addition, they should know exactly what their tax bill will be and their insurance costs...at the end of they day, the buyers need to know just how much they will need to pay out each month...If the buyers are seeking a condo, then it is my duty to find them a 'healthy' complex and explain to them the real estate market and provide them with updates.
We are selling the American Dream...and need to be very careful that it does not become the American Nightmare!
