Pet Peeves of Homesellers: The Sweet Smell of ... Somebody Else!

If you’ve ever been a homeseller, you know what a hassle it can be.

An agent makes an appointment to see your house. Your house has been cleaned from top to bottom. The kitchen sparkles. The lights have been turned on. The blinds have been opened. The carpet has been vacuumed. The furniture is dust-free. You’ve flushed all the toilets and put all the lids down.

You’ve rearranged your time to accommodate the homebuyers. You’ve forgone a meal or put it off to later. Wonder of wonder, the agent has it altogether and arrives on time. You’re already celebrating his or her efficiency and professionalism. You leave your house on an errand you didn’t plan on going on and let the agent freely show your house to strangers.

A half an hour later, you return home. There’s no strange car parked in your driveway. You timed it perfectly.

Home sweet home. You open the door and find the pungent odor of ...

Not your perfume. Someone else’s perfume. Could be the agent’s perfume. Or the homebuyer’s perfume. Whosever perfume it is ... it’s definitely not your perfume.

Every room is infected with that other person’s perfume. You can tell everywhere they’ve been ... and most importantly ... where they haven’t been.

You’re like a hound dog, sniffing out the evidence.

Your visitors were in the master bedroom, but they didn’t venture into the master bath. They were in the family room, but they didn’t step into the guest room. They didn’t stick their noses into the laundry room, either. Or the garage either.

When you left, it was still your house. It still belonged to you.

When you returned, it was as if your house had been invaded.

To be sure, you invited the buyers ... this agent ... into your house. But you didn’t invite them to leave their ‘presence’ behind as a souvenir.

Many people are allergic to perfume. Many people wear perfume themselves but won’t necessarily like yours. Many people hardly ever wear perfume and don’t like their homes to smell like a perfume factory.

To put the topic in reverse ... a cautionary notice to homesellers. Don’t use sprays or potpourri or plug-in room deordorizers to sweeten up your house. It can be offensive to your buyers. Instead, use fresh air. Opening a window just before the homebuyers arrive works wonders.

Existing Home Sales in Orlando FL Still Strong

Sales of existing homes in Orlando FL continue to be strong. So don’t listen to the Bad-News Bears that the economy is failing. Or the Chicken-Little Reports that the sky is falling. Or the false warnings of The Boy Who Cried Wolf.

Existing home sales in Orlando FL are not going down the tubes. Actually, they’re holding steady compared to prior year. In fact, they’re ahead.

Today I read the following headline: Existing Home Sales PLUNGE TO 15-Year Low.

Well, that would scare the tar balls out of everybody trying to sell their home ... or contemplating selling their home soon.

But don’t be swayed by the 6-O’Clock News. Or at least, the 6-O’Clock Real Estate News for Orlando FL!

In July 2010, sales of existing homes in Orlando FL — specifically in Orange and Seminole counties — were 2,113. This is UP by 5% compared to sales of existing homes last July.

Yep, sales of Orlando FL existing homes is definitely down by 22% compared to June of this year. But remember that June 2010 was the original closing deadline for the First-Time ($8000) or Move-Up ($6500) Homebuyer IRS Tax Credit rules. Naturally, everybody rushed like mad to close by June 30th. So why wouldn’t June sales be inflated ... and July, in comparison, deflated.

Also take a look at how sales of existing home sales in Orlando FL popped during the period March through June 2010. No other word but ‘explosive” comes to mind.

I read another article yesterday (sorry, lost the link) that the downward slide of existing home sales couldn’t be fully explained by the tax credit deadline. While it can’t be proven one way or another, it’s curious that sales were exploding right before the tax credit benenfit was coming to an end. And curiouser and curiouser still that the very next month, sales settled down to ‘normal’ levels.

(Note: For those homebuyers still waiting for your homes to close, keep in mind that in July the IRS tax credit closing deadline was extended through September 30, 2010, mostly to accommodate Short Sale transactions. Also keep in mind that the deadline applies ONLY to real estate contracts dated by April 30, 2010.)

Bottom line: stop listening to sensational news stories. And don’t start writing your last will and testament. Get the real facts about your local market first. Then come back down to earth and get going with your plans for the future.
