The following are the market sales statistics for Winter Springs, Seminole County, Florida for August 2008. Winter Springs is made up of the zip code 32708. For purposes of this analysis we are only splitting the data according to single-family homes vs, condominiums, townhomes and villas.

There needs to be a disclaimer here. These stats are only as good as telling us what it being purchased and happening at a certain period in time. Additionally, it needs to be fully understood that not only is real estate local, but it is hyper-local. What this means is that the trends that we hear about are overall. Let's put it this way, what's happening in one neighborhood may not be realized in the neighborhood next door.

Additionally, these are only monthly statistics and to get a better scope of what is happening, you need to look at a longer period of time. More high-end homes might be sold in one month as opposed to another. By looking at a longer period, you will get a better overall picture. It is all relative and this has to be understood when utilizing these stats.

Single-Family Homes

28 homes sold during the month of August.

The average sales price, which is the total sold volume divided by the number of homes sold is $269,958with 143 days on the market.

The median sales price, which means that 50% of the homes sold for more and 50% of the homes sold for less, is $215,175.

The sales to list price ratio, which means that the homes sold for 93% of their list price.

The most expensive home sold for $665,000 in St. Johns Landing and was on the market 199 days.

The least expensive home sold for $120,000 in the Highlands after 97 days on the market.

The average sales price for the same period a year earlier was $378,114 with 136 days on the market and a sales to list price ratio of 96%.

Condos, Townhomes & Villas

The average sales price was $169,471 with 140 days on the market.

The median sales price was $160,000.

The sales to list price ratio is 94%.

The most expensive townhome sold for $211,363 in Harbor Winds after 126 days on the market.

The least expensive townhome sold for $124,000 in Casa Park Villas and was on the market for 56 days.

The average sales price a year earlier was $162,537 with 123 days on the market and a sales to list price ratio of 95%.

The Power of Virtual Tours and How One Helped Me Sell A Winter Springs Listing

As you might recall, I listed a home in St. Johns Landing in Winter Springs, Florida earlier this year for $750,000. This custom home featured five bedrooms, four and one-half bathrooms, a gourmet kitchen, stunning hardwood floors and a salt-water pool that was showcased in a local pool builder magazine.

 

 

Although only in the home for two years, the Sellers decided to move to Pennsylvania for a job opportunity and with seven other homes for sale in the community, knew that they needed an agent who was savvy with Internet marketing and also experienced in the luxury market. Thankfully, they hired me!

As part of my marketing plan, I hired a professional photographer to take pictures and put together the virtual tour. When the tour was complete, I posted it on more than 20 websites. In a few short months, the Sellers had more than 40 showings and three offers.

The offer the Seller accepted was made by Buyers who found the home on one of the websites that I advertise on.  According to Buyers, after seeing the virtual tour and the pictures, this home quickly became first on their list to see when they visited from Colorado. I know this because they (and their Relocation agent) told me personally! I'd say this proves that good pictures and virtual tours are well worth their cost...wouldn't you? 

In less than 30 days from the initial contact from the Buyers, this fine home closed successfully last Friday! It's amazing how quickly Buyers can identify the homes they want to see (and the ones they want to rule out) based on the pictures and virtual tours...which is just one more reason why I provide complimentary virtual tours on every one of my Luxury Home listings!

With the recent and very sad flooding of the St.Johns river system there will be a need to rebuild - On Time, Under Budget, and with High Quality. There will no doubt be an onslaught of contractors positioning themselves to take advantage and perform shoddy work or outright de-fraud unsuspecting homeowners. If your house is currently flooded I would recommend securing your contractor right-away. A qualified and experienced home repair contractor will help you navigate the insurance claim and give you a huge advantage. Also, securing your contractor early will promote quicker turnaround. Here are a few topics to consider.

1. Hire a contractor that is local. It would be best if the contractor specializes in your county. Reputation is everything in this business and a reputable contractor will not risk his reputation at any cost.

2. Look for experience in Storm Damage Contracting. There is a huge difference between contracting under normal circumstances versus unexpected natural disasters. An experienced contractor will help you negotiate with your insurance adjuster and will also understand the need to schedule quickly.

3. Hire a licensed contractor! Simply go to www.myfloridalicense.com to verify a contractors license. Why anyone would not do this is crazy! Homeowners believe they will save money and this will always cost you more. Experienced licensed professionals know how to save you more money-- it is that simple! Besides, unlicensed activity is illegal.

If all goes well and Tropical Storm Fay stays away, a listing I have in St. Johns Landing in Winter Springs, Florida, will close this Friday.

The Buyers have had inspections, the home has appraised, the package has been delivered to the title company and one of the family pets has been given up for adoption...

Yes...you read that correctly. In order to move into the community, the Buyers had to put one of their pets up for adoption.

Like many other communities with a required Home Owners Association, the documents for this particular HOA indicate that there are only two (2) pets per household permitted.

The Buyers, being the nice people that they are, requested to see a copy of the Home Owners Association documents and upon realizing that their three dogs surpassed the HOA limit, contacted the Board President for guidance...hoping to obtain a "special exception" since none of their dogs were big, loud or classified as dangerous.

Unfortunately, the Board President said the Association couldn't revise the documents or provide written permission to the Buyers to have their three dogs.

Ouch...if the Buyers would have closed and moved in with their three dogs, the burden would be on the HOA to enforce a covenant that is in writing, but instead, the Buyers asked for permission to have their three dogs, although they knew it was against the "rules."

As a result, the Buyers were faced with either putting one of their pets up for adoption or walking away from the home of their dreams!

P.S. Not all Home Owners Associations are created equal. It's important that you know what the "rules" of your community are and what family members you might need to leave behind when you move in. :)

If you are a Buyer, your agent should write that your contract is contingent upon your review of the Home Owners Association Covenants and Restrictions...Regardless of whether you have pets or not, you need to know what's expected of you once you become a resident.
