Candler Park Real Estate - Homes for Sale in Candler Park Atlanta
Candler Park is one of the hottest neighborhoods in Atlanta -- and definitely one of my favorites! It is centrally located between Inman Park, Little Five Points, Emory and Druid Hills, offers easy access to the interstate (Freedom Parkway), has some fantastic neighborhood restaurants and pubs, offers lots of greenspace, more than a dozen annual festivals and events, stunning turn of the century homes, the list goes on and on (and on!).
Candler Park real estate is still in high demand. Home values have gone down since the real estate boom in 2005 to 2007, but they haven't been as impacted as some of the other neighborhoods just a few miles down Moreland Avenue.

Single Family Homes Sold in Candler Park
We are thrilled to report that 2011 was a good year for home sales in Candler Park! The number of homes sold increased by over 20% from 2010 (44 versus 35) and the average home sales price also had a modest increase of 4.3% ($417, 158 in 2011 versus $399,300 in 2010).
As you'll see in the charts below, the average sales price appears to be on the way UP! If the home values climb again in 2012, hopefully we can say that the worst is over and 2010 was the "bottom of the market" in this Atlanta neighborhood.

Homes took almost 14% longer to sell in 2011 (vs 2010), but this is quite common when home values are fluctuating monthly and potential home sellers are uncertain about the true market value of their home.

The home sales data from this past month, offer home sellers some solid insight into the current real estate market.

This month's data aligns almost perfectly to the Metro Atlanta 2011 sales data and also offers some important information for those of you who are thinking of selling your home in the next 6 months:
Lesson Learned #1 --> Be prepared to pay all or part of the Buyer's closing costs
5 of the 7 home sellers paid all or part of the closing costs, ranging from $2700 to $8500
Most of the buyers now need to have a 10% or 20% downpayment in order to qualify for a loan and often don't have the extra $5,000 to $15,000 to pay for closing costs and pre-paid / escrow fees
Lesson Learned #2 --> Price your home correctly the first time
Metro Atlanta sales data tells us that those homes that are listed at or slightly below fair market value when they are listed, sell in 26 days at 97.5% of the listing price (on average).
In this month's report, 4 of the 7 Candler Park / Inman Park homes sold in LESS than 20 days - and 50% of those homes sold at or higher than the listing price.
The other homes that had a high listing price and had to reduce one or more times during the listing period took 82 to 233 days to sell -- and they sold for significantly less than their original listing price.
If you are a home owner and are worried about pricing your home too low, I wouldn't let that concern you. If you are priced $10K below the fair market value, buyers will recognize that and most likely, you will receive multiple offers and will often sell for more than the listing price.
Many banks purposely price their foreclosure homes well below the fair market value in order to generate multiple offers, select the most qualified buyers and maybe even sell the property a little higher than the fair market value!
Lesson Learned #3 --> Intown Atlantans LOVE older homes!
In this market, we usually only have one buyer for every 12 homes on the market. In the Little Five Points area a 4 bedroom / 3 bath Victorian or Four Square will almost always sell before the new construction does. In November, the average age of the homes sold was 96 years sold (1915). If you have a renovated home that was built before 1930, there is a good chance that it won't take you long to find a buyer!

Sweetwater 420 Fest 2011- One of the many great events going on this weekend is the Sweetwater 420 Festival on Saturday, April 16 & Sunday, April 17, 2011. It's an Earth Day Celebration to learn about natural resources and environmental concerns. There's food, art, an environmental expo, Sweetwater beer and live music.
There's also the Gas South Eco Challenge, a team obstacle course.
The day starts off with a 5K Run/Walk. It's a family friendly event with activities for everyone. The Sweetwater 420 Festival is located inside Candler Park on McLendon Avenue between Little Five Points (Moreland Avenue) and Clifton Road in Atlanta, GA. This event Benefits the Candler Park Association.

If you haven't been to Candler Park yet, it's a city park with free tennis courts, boot-camp exercise programs, golf course, swimming pool, playground and picnic pavilion.

Candler Park Welcomes Spring and Summer

Candler Park and Lake Claire are great neighborhoods all year - but they really shine during Spring and Summer. This weekend is the Sweetwater Festival - come on out and see whey so many people choose our community as the place to live in Atlanta.
Candler Park has claimed its place on the National Register of Historic Places and lends credit to this honor by being one of Atlanta's first suburbs. East of downtown Atlanta, and south of Ponce de Leon Avenue, Candler Park ushers in spring each year with the SweetWater 420 Fest 5K Race. The 7th annual 5K race will take place on April 16th beginning at 11 a.m.
Another sure sign that spring has sprung and summer is around the corner is the annual Candler Park Easter Egg Hunt. Many of the areas public and private school students along with their family and friends take part in the egg hunt every year. On April 23rd children from infants to twelve years of age gather in the park at noon time to search for some of the two thousand eggs thoughtfully placed around the park.
Summer is the perfect time to head outdoors and enjoy some exercise. The swimming pool located in Candler Park will reopen for hours of family fun this summer. In addition to swimming, each summer the Friends of Candler Park host Candler Park movie night. Movies are shown in front of the pool house beginning before the sunsets.
In conjunction with Park Pride, Epworth Methodist, and the Candler Park Neighborhood Association, movies that are both kid and adult friendly are played on the big screen. The following movies are to be presented. Toy Story 3 on April 30th, Captain Planet on May 21st, How to Train Your Dragon on July 23rd, Tangles on August 27th, The Karate Kid on September 17th, and Harry Potter and the Deathly Hallows: Part 1 on October 29th.

Selling Your Atlanta Home - Homes for Sale in Atlanta & Decatur GA
THE BIG QUESTION:
When selling a home, how long should we wait before reducing the price?
When pricing your home, there isn't a magic formula and every home or condo is unique, BUT there is a significant amount of data that tells us that if your home hasn't received an offer within the first 2 or 3 weeks of listing your home, it is probably overpriced.
National Association of Realtors (NAR) research revealed that if a house is on the market for more than three weeks, the house is probably overpriced by 2-4 %.
Of course, these are national statistics and real estate is LOCAL. After years in the Atlanta real estate market, I've found that if your home is staged and marketed correctly, the home is most likely overpriced (by how much will vary by neighborhood).
With this rollercoaster real estate market, it is important to keep your price in line (or slightly below) the comparable homes in your immediate area. So even though you may have priced the home "correctly" on August 1st, the price may be a bit different on September 1st. You and your real estate agent have to keep an eye on new listings, foreclosures, pending (under contract) homes and recently sold homes.
In the past, I would update my sellers with the latest sales data every 2 - 4 weeks. Today, it's another story. If you are working with a good real estate agent, he/she should have the tools or systems in place that will notify everyone the moment a comparable home is listed, under contract, etc. As a home seller, you don't want your home to be overpriced for even ONE WEEKEND in the current market.
It's not just about keeping up with the competition...in today's market it is about STAYING IN FRONT OF THE COMPETITION. For example, let's say that 3 homes have sold in your neighborhood in the last 3 months (one per month) and there are 25 homes for sale. You, the seller, have a 1 in 25 chance of selling your home each month. (ouch)
