Like many of the intown Atlanta neighborhoods with a wide range of home values, the home sales statistics often appear to be a bit of a rollercoaster ride, varying dramatically from quarter to quarter.

GRANT PARK ATLANTA HOME SALES
The good news is that the number of homes sold dramatically increased last quarter (July - September, 2011). Based on my personal experience, it seems that there were quite a few more buyers shopping for homes in 3Q compared to the previous year.
GRANT PARK HOME VALUES
The numbers in the chart above may appear to be a bit shocking, but this year there were several foreclosures and short sales that sold below $100K. In the previous year, there were more high dollar listings for sale and 50% of those listings sold for over $300K.
LISTING PRICES VERSUS FINAL SALES PRICE
Based on the 3Q 2011 data, it reveals that Grant Park home sellers are pricing their home correctly the first time -- and homes are selling faster (86 vs 114 days) and for a higher percentage (95.1% vs 97%) of the list price.
